Yardi client Doug Dollenberg, Jr. named 2023 Changemaker For Doug Dollenberg, Jr., president and CEO at Brightview Senior Living — a dedicated Yardi client — change isn’t just inevitable, it’s necessary. Since joining Brightview in 2017, he’s led changes that have positively shaped the organization to be what it is today — and he’s learned valuable lessons through it all.   In his interview with SHN, Dollenberg shares why he thinks change is essential in the senior living industry, and explains the importance of driving collaborative change. He also shares how his experience at Brightview has reinforced his passion for people and culture — and speaks to the organization’s plans for the future.   SHN: What are some ways that you think the senior living industry needs to change in the next five years? Dollenberg: Staffing is one. Two, resident experience. Three, embracing technology and innovation. And four, rebounding margin. On the staffing front, turnover is a huge challenge in the senior living industry. It is in plenty of others, but especially in senior living. And we need to attract more people to the industry and help people realize that senior living is a great industry and a great place to build a career. There are tremendous career opportunities in our industry, and we’re only going to need more and more people over the next decade. There’s already something like a million people who know it’s a great industry, but we have to attract more people to it. I think it’s going to require creativity and innovation and change to get more people to enter our great industry. We also have to figure out ways for Brightview and for the industry as a whole to figure out how to increase retention. Another is resident experience. Our resident needs and desires are evolving, and we need to be focused on addressing that for the residents of today — and also the residents of the future. The baby boomers, they’re not really entering our communities in the next handful of years, but as you go out 5, 10, 15 years, we really have to be thinking about them. As we’re looking at today’s residents and future, we have to be looking at what are the changes that impact our operations and the communities we develop for the future. The third area that I mentioned is embracing technology, innovation and process improvement with the goal of driving efficiencies. I think that’s increasingly important in our industry, as we’re focused on margin. We have to search for and create efficiencies in our business, and so much of that is going to come back to those things that I mentioned: Technology, innovative and creative ideas, and process improvement. The fourth big change in my eyes is margin rebound. Ultimately, our industry needs to get back to the operating margins that we had pre-pandemic, whether that’s getting back to or near those pre-pandemic margins. That’s something that needs to happen, and that is the function of building occupancy, driving revenue, and managing costs. I feel the industry is working on that, which is a good thing. And personally, I feel really good about the progress that our Brightview team is making on that front. SHN: How do you think about timing so that Brightview can innovate without getting so far ahead of the market that...

Towne Properties

Michael Wilke is the marketing strategist at Towne Properties. When he joined the company in 2014, Towne was dependent on ILS advertising for leads and leases. Towne’s property sites didn’t have online leasing yet. In his current role, Michael has worked with the rest of the marketing team to modernize Towne’s online user experience to meet shifting renter expectations. You never want things to go wrong, but when they do, you want to be prepared. In many cases, property management tech can help. When news broke of a resident in distress and it seemed like they could injure themselves or others within a quiet New Jersey apartment community, police were quick to arrive on scene to alleviate the situation.   But things escalated when the issue couldn’t get resolved. As police arrived to assist, residents in the apartment complex were asked to shelter in place. “We had to immediately communicate to our residents not to leave their apartments due to the fact that police were active on the property,” said Jack Linefsky, vice president of Value Companies. Value Companies owns more than 3,200 multifamily units in New Jersey and New York. They’ve been a Yardi customer for over 30 years, but they’ve never had to use Yardi technology the way they used it that day. As law enforcement entered the premises, Linefsky and the Value Companies team took advantage of RentCafe to communicate with residents and help authorities. First, they leveraged the RentCafe resident portal to quickly get a message out to residents.  “We were able to send voice messages, text messages and emails to all residents,” Linefsky said. “We crafted it on the go and made sure everyone was aware of what was happening.” When authorities needed a visual guide to help navigate the property, Linefsky knew exactly how to assist. “The police needed our floor plans, so I was able to easily pull it up on our RentCafe website,” Linefsky continued. “I just showed them the plans on my phone, and they were able to take action.” After an hours-long standoff, the situation was resolved peacefully. A passion for plants: Brightview’s resident botanist From earning her undergraduate degree in biology to completing her Ph.D. thesis on plant hormones, Brightview resident Dr. Joan Gottlieb has always loved botany. After finishing school herself, Joan went on to teach science and biology courses, plus she led botany seminars for advanced students. But Joan didn’t stop there. She also traveled the world as part of botany field study programs visiting New Zealand, China, Costa Rica, Ecuador, the Galapagos Islands, Hawaii, Trinidad and Tobago to study the local flora. Outside of the classroom and her travels, Joan kept her passion alive by housing over 180 ferns in her home garden. “I’ve had a wonderful life with this passion of mine,” said Joan. “It’s taken me around the world, makes me happy to be indoors and I can write about them. I’m happy to have that. OSCRE Innovation Forum’s recent webinar, Constructing an ESG Framework for the Future, provided expert insight into this critical initiative. Moderated by Lisa Stanley, CEO at OSCRE, the panelists were Dan Winters, Head of Americas at GRESB, The Global ESG Benchmark, Naseem Wenzel, Strategy + Innovation Lead Partner at Cohn Reznick and Daniel Egan, Senior Vice President, Energy and Sustainability at Vornado Realty Trust. Top ESG challenges A polling question during the webinar asked participants to identify the top challenge they face for ESG initiatives. 42% cited inconsistent data across platforms, tied with 42% that stated building skills to implement ESG initiatives are the top challenges. In its January e-newsletter, OSCRE responded to the polling results, “Inconsistent data across platforms is not a new phenomenon for organizations…While investment funds report their activities including zero-carbon targets and other environmental impact initiatives through their Annual Reports and GRESB benchmark reports among others, the information that’s reported is gathered at the property level. This need for information confirms common ground — the need for standardized information for property owners, occupiers and investors that inform decisions and provide insight for risk assessment.” Clearly, there’s a need for not only impeccable data from a centralized location (a single source of truth), but also the ability to automatically extract and properly analyze it for meaningful application. Over the last two years, the value equation in commercial real estate has continued to evolve. Four walls and functioning systems were once enough for tenants to sign long leases. Now experience is everything. Bricks-and-mortar is only as valuable as the experience it can deliver. This was one of the clear takeaways from the latest Yardi Proptech Insights webinar, hosted by Yardi APAC Regional Director Bernie Devine. In the sixth and final edition for 2021, Devine sat down with Chris Brooke for a chat. Brooke has spent more than 30 years looking at real estate from multiple angles. He led CBRE’s consulting across the Asia Pacific and in 2019 was the global President of RICS, the Royal Institution of Chartered Surveyors. An independent director of LINK REIT, one of the largest real estate investment trusts in Asia, Brooke is currently advising several property technology start-ups, including Proxy, which creates mobile-based identity technologies, and smart parking platform  Kerb. Commercial real estate was already heading down the innovation route on the technical side of buildings before Covid-19 upended the world, Brooke said. The pandemic has since forced a fundamental re-examination of commercial real estate. If work can be undertaken anywhere, what is the role of the office? But stepping up to support the experience era brings with it complexity and a range of big questions asked – and answered – during this proptech deep dive. How will proptech evolve in 2022? Proptech remains “highly fragmented,” but we can expect “consolidation, integration, aggregation” in the next 12 to 24 months, Brooke said. Why? Because landlords are no longer interested in fragmented single solutions. They know they need to build an ecosystem of engagement and experience for a diverse and dynamic list of stakeholders. As the commercial real estate sector grapples with how to consolidate all those individual great ideas into an integrated solution, the landlord and tenant must work together and collaborate effectively, Brooke noted. Who will take charge of the tenant experience? Where once commercial real estate was founded on a relationship between landlord and tenant, now landlords must also consider the needs of their tenants’ employees, customers and visitors to the building. “The spectrum of stakeholders has really expanded,” Brooke observed. Tenant customers are also exposed to multiple overlapping brands, Brooke added. The brand of the building itself is the obvious one. But there’s also the portfolio brand of large landlords, the agency brand of the property manager and the employment brand of large occupiers. “Whose experience do you want tenants to have?” Devine asked. “And what’s the value of making that decision?” Landlords are now tasked with integrating several brands into one tenant engagement app while respecting individuality and navigating data security, ownership and privacy. At the same time, such engagement platforms need to be integrated with employee experience initiatives being developed by major occupiers. How will we value tenant engagement? Bernie has watched the real estate industry’s level of investment in technology, as a percentage of revenue, “ever so slowly creep up.” But the market is still telling landlords to “do better.” Is it simply a matter of “show me the money?” It is difficult to apply traditional cost benefit analyses to weigh up the value of investment in tenant experience technology, Devine noted. “How do we measure the return on investment? Is it tenant satisfaction, stickiness or longer leases? Is it product differentiation? Did you get that outcome because of the app or was it another market influence?” How will tenant expectations evolve? And this story focuses on a gesture by Clark at a local Walmart, where he rewarded a pair of hardworking parents for their own kindness. Keep reading to get the full picture. Kindness experiments at Aegis Living Back on December 14, with holiday spirit in full swing, Clark joined influencer Jimmy Darts for an inspired grocery store trip. Darts is known on social media for posting videos of pranks and random acts of kindness. Covered by McKnight’s Senior Living, the duo entered the store with a drive to help others. Upon asking a randomly-selected couple for a $2 loan to buy milk, which they gave without hesitation, Clark and Darts responded by taking them on a three-cart shopping spree. That’s a special act of kindness if we’ve ever seen one, but the generosity didn’t stop there. After paying for the couple’s groceries and loading up their car, Clark took things one step further. He surprised them with $10,000 in cash — deeming it a reward for their initial kindness, and for being hardworking parents to five children. Although it’s a great story to read, there’s nothing like watching the video. Check out Darts’ post on TikTok, which went viral in 48 hours. According to McKnight’s, the video is part of Aegis Living’s kindness experiments on social media. In the age of staffing shortages, senior living providers need creative approaches to attract and retain employees. And we’ve seen some effective strategies this year. But our newest discovery is from Yardi client Aegis Living, who’s launching a standalone agency focused solely on staffing. Meet Aegis Staffing. Smart staffing by Aegis In creating Aegis Staffing, Aegis Living is bringing originality and resourcefulness to the staffing crisis. This Washington-based provider will pilot the new, in-house agency for 12 to 18 months starting in January. Initially, the agency will focus on staffing improvements at Aegis’ Seattle communities, but CEO Dwayne Clark isn’t stopping there. In an interview with Senior Housing News (SHN), Clark says there may be opportunities to expand the service to other areas — and companies — down the road. In developing the new agency, Aegis is doing a full overhaul of the staffing philosophy they’ve followed for years. This entailed hiring full-time workers at competitive wage rates, offering time off and providing additional perks. But given the latest shifts in staffing, employees have new expectations related to work-life balance. And that’s what led Clark to take action. Aegis Staffing seeks to recruit workers and incentivize staff members in a whole new way. Attracting a new workforce While Aegis already employs seasoned caregivers, they won’t draw from their own workforce to staff the new agency. Instead, the company will recruit employees from outside agencies. They’re also widening their pool of considered applicants to include recent refugees, retired military personnel and older adults. “That’s a workforce that we haven’t been exposed to,” Clark told SHN. For residents at various Watercrest communities, winter wonderlands became reality during the organization’s annual Festival of Trees. And it’s exactly what it sounds like. At Watercrest Santa Rosa Beach, residents explored a magical showcase of holiday trees, all of which were donated by community partners. Families joined residents to stroll the festively-decorated grounds searching for their favorite tree, snacking on holiday desserts and mingling over hot cocoa. “These events, both big and small, make our Watercrest community truly a family,” shared Watercrest on LinkedIn, along with photos of the event.   At Market Street Memory Care Residence Viera, owned and operated by Watercrest, the Festival of Trees was combined with another celebration: their fifth anniversary of serving seniors with Alzheimer’s. Residents and families experienced the splendor of the holiday season — gathering around decorated trees and enjoying live jazz — while celebrating the community’s important anniversary. This Florida-based community gathered local businesses for a silent auction, raising over $1,200 for the AdventHealth Neuroscience Institute. How amazing is that? Of course, residents were immersed in a winter wonderland, sipping on holiday-themed drinks while admiring the trees. “At Watercrest Winter Park, we are always looking for creative ways to give back to our local community,” said MaryAnn Howell, executive director of Watercrest Winter Park. “This event is a meaningful way to celebrate the season and put our creative talents to good use.” Baking, decorating & more Watercrest proudly encourages residents to channel their creativity. And the holiday season is the perfect time to do so. At their Market Street location, seniors partook in the signature Aprons & Appetizers program — but with a holiday twist. Watercrest Sarasota took a similar route, inviting residents to bake an all-time favorite sugar cookie recipe. Time was spent decking the halls at Watercrest Santa Rosa Beach and St. Lucie West. Its property, the Meridian at Anaheim Hills, is warming hearts and improving outcomes for residents with weekly Kitten Therapy Day! 1051922 The program offers benefits for residents and felines. Kitten Therapy Day: the start of something wonderful Meridian business manager Lori Irby first brought kittens to the office back in 2019. She is an ASPCA foster caregiver . When newborn kittens were abandoned at the Orange County animal shelter, she took them into her home and into her office where she could feed them every few hours. Shortly after setting up a playpen for the kittens in her office, residents took interest. Irby received an influx of guests. She noticed how quickly the kittens made their impact on the residents: disinterest transformed into engagement and smiles graced faces that had been chronically tense or sad. Irby decided to collaborate with the site activities director to begin Kitten Therapy Day every Wednesday. The event shifted from Irby’s office into one of the community’s shared spaces. All residents who are cat allergy-free are welcomed to snuggle up with the kittens. For residents who cannot leave their rooms, Irby places a few kittens in a stroller for kitten therapy on the go. “For many, it’s the highlight of the week. It’s given residents something to look forward to, especially during the pandemic when no visitors could come in. There’s just something really warm and comforting about holding a purring kitten,” says Irby. Maravilla Seniors

Throughout the COVID-19 pandemic, seniors and their families have experienced loneliness and isolation. From enforcing strict lockdowns to limiting in-person visits, senior living communities have seen this firsthand. So how can communities work to improve seniors’ quality of life? One theory, developed by two UC Santa Barbara professors, is through virtual reality (VR). Specifically, through VR sessions with seniors and their loved ones. This theory is being put to the test with seniors at Maravilla Santa Barbara. Testing the power of VR sessions With 21 pairs of Maravilla residents and remote family members, professors Tamara Afifi and Nancy Collins began their research in 2020. Their goal remains to show the impact of VR technology on social connection — and quality of life — for seniors residing in communities. Not to mention, the impact of VR sessions on these seniors’ family members. In this highlight, Collins explains the bigger picture of the study. “The long-term goal is to find ways to use innovative technologies to reduce social isolation, strengthen family bonds and improve quality of life for older adults with varying levels of cognitive impairment,” she said. According to the pilot study findings, VR sessions reduced feelings of loneliness, improved moods and helped enhance seniors’ quality of life. For families, the VR sessions led to better moods and less caregiver guilt. “A family is a system, so when you help one person, you’re helping the whole family,” explained Afifi. “This is especially true for caregivers, who can bear a particularly heavy burden in terms of stress and guilt.” Afifi and Collins also tested how memory decline effects seniors’ engagement during VR sessions.
