Holiday momentum in senior living At various Maplewood Senior Living communities, the holiday season was filled with creative activities for residents. We’re talking classics like wreath-making and Christmas tree decorating, all the way to an educational class on official White House ornaments. Maplewood also shared one community’s participation in a local holiday toy drive in which residents, families and staff donated to gift to children in need. You can find cheerful photos from each holiday event on Maplewood’s LinkedIn page. Benchmark Senior Living partook in quite a few holiday activities, too. How can property owners meet the growing demand for environmental, social and governance performance accountability from residents, tenants and investors? Yardi client representatives who lead ESG reporting for their organizations and an official from GRESB, the ESG benchmark for real estate assets, recently offered some insight. Juliette Apicella, director of sustainability for Atlanta-based apartment owner and manager Gables Residential Services, was one of three industry experts who appeared on a YASC Global panel. “More investors are interested in details about our ESG policies and achievements,” she said. That prompted the company to use ESG as “a tool that helps us monitor our assets’ environmental performance as a driver of returns.” Gables has stepped up its recruitment of employees, partners and residents in the effort to incorporate environmental priorities into its operations. Another panelist, Jennifer Plesnicar, vice president for Chicago-area industrial developer and manager CenterPoint Properties Trust, sounded a similar note: “ESG is becoming more important each year” among multiple company stakeholders. “How a company responds to ESG expectations can impact operations ranging from borrowing rates to talent attraction and tenant retention,” she said. The widespread attention to ESG is “pushing the real estate industry forward,” said the third panelist, Dan Winters, head of Americas for GRESB, which collects and validates data and disseminates it to more than 150 institutional real estate investors around the world. “Getting accurate ESG data, rolling it up to the portfolio level and sharing it with the industry increases insight for a company, which appeals to its institutional investors, and also provides better outcomes for GRESB participants.” Overcoming data gathering challenges All panelists agreed that the principal challenge to managing an organization’s ESG performance is gathering, tracking and disseminating the consumption data necessary to formulate ESG actions. “A lot of...

YASC Makes a Virtual Return

The Yardi Advanced Solutions Conference, which began as two annual events in the U.S. and expanded to encompass six events on four continents, will soon continue its two-decade tradition of helping clients maximize the value of their Yardi software. ”The reason I enjoy YASC is to see new product developments and to understand how other corporations are using the platform,” said Katerina Urquhart of London-based M&G Real Estate, who attended YASC Europe in 2019. “I was able to take classes on the newest products, ask questions on topics I didn’t fully understand and dig into things that interest me,” Marcie Trivette of Fore Property in Las Vegas said last year. “No matter how big or small, every client has a voice with Yardi, and these sessions are great ways to reinforce that,” an executive director with Laramar Communities LLC of Greenwood Village, Colo., noted back in 2010. Last year’s presentations were different, of course. All YASC events were combined into YASC Digital and YASC Global, virtual experiences with a full slate of free on-demand classes, social activities and gala entertainment. YASC Global in October drew more than 20,000 attendees and featured an exclusive performance from internationally acclaimed Icelandic band Of Monsters And Men. With every view triggering a donation from Yardi, the event earned $75,000 for charities. A two-time Grammy Award-winning performer is on tap for the May conference and Yardi again will make a donation for every attendee viewing the show. What’s the formula for promoting a tech-friendly culture in an organization? We asked four leaders in Canadian real estate for their insights as part of the Yardi Canada “Canadian Trailblazers” series. Olivier Rocheleau, corporate controller for Groupe Petra, identifies showcasing upper management’s willingness to innovate, recruiting support within the company and instilling strong change management skills as the principal elements. “Everything starts with upper management understanding the need and benefits of technology, not just its cost. Business will see a decline in profitability and lose valued employees who are tired of working with outdated tools, if changes are not made during these times,” he says. At the same time, he notes, employees are usually the best sources of insight into the shortcomings of the current tech situation and processes. Sandeep Manak, CFO for Wesgroup Properties, concurs. “Get the president or chairman to use new tech” as the first adopters and to lead by example, he advises. Sarah Segal, director of real estate for Informa Connect, manager of the Canadian Real Estate Forums, considers formulating a strong vision for the future, nurturing cultural evolution and displaying a willingness to go the extra mile as the principal ingredients of successful tech adoption. “A team that sees potential in a pivot, expansion or improvement will dig in to see it happen,” she says. As a company grows, it can be challenging to maintain a personal connection with the communities that it serves. When two international chains and a national housing provider behave like good neighbors, communities take note. CVS, Walgreens and EAH Housing have teamed up to provide in-house immunizations for seniors and other vulnerable groups. Rapid changes in senior living communities Seniors have faced unique challenges during the pandemic. To protect vulnerable residents, senior housing providers were required to cancel conventional family visits, group excursions and most daily outings. With ample creativity, staff members helped seniors thrive during quarantine. But undoubtedly, seniors missed time with their families and trips outside of the community. Additionally, seniors had to embrace technology in new ways. Seniors are a tech savvy bunch, and technology adaptation comes with health benefits. The new approach to health care, however, replaced many in-person office visits with telehealth options. Seniors again found themselves on unfamiliar terrain. The COVID-19 vaccine could save lives. It would also provide a safe way for seniors to resume a somewhat normal lifestyle. But with cases on the rise, venturing outside of their communities to access the vaccine posed risks of its own. Senior housing providers such as EAH Housing sought means to bring vaccinations to residents. CVS, Walgreens, and the Center for Disease Control (CDC) answered the call. You need the data. You have to be ready and prepared,” said Joe Anfuso, chief financial officer at MG Properties Group. Nothing could have been truer for real estate companies in 2020. With unanticipated challenges brought by the COVID-19 pandemic, real estate operators had to act fast to protect their bottom lines and keep staff and residents safe. For most companies, that meant adopting technology to transform their businesses. If I need anything, whether I have a problem or not, someone has gone above and beyond they are right there to make sure we are all fine and or congratulating us on a job well done,” says a survey respondent. Continuing Life LLC of Carlsbad, Calif. has over 2,200 employees at six sites throughout the U.S. The organization prides itself on its care methodologies for employees and residents. On the Fortune survey, one employee responded, “During COVID-19, seeing the company find jobs to have all employees working during hard times was very meaningful and says a lot about the company overall.” That care translates to residents as well: “Our financial program has saved residents from the impact that rising health care costs and inflation takes on their fixed incomes,” says Warren Spieker, managing partner of Continuing Life in an interview with Business Wire. Retirement Center Management (RCM) is a sharpshooter from Houston. The organization of 1,900 members sets its sights on “exceptional quality of life and gracious living for residents.” To support its goal, RCM focuses on staff development and training. Per an employee survey response, “I love the fact that this company provides opportunities for growth and development.” The Springs Living of Mcminnville, Ore. puts people first. That includes superior care for residents and advancement opportunities for staff. Staff consists of more than 1,600 people at 17 sites. “I love that they support doing the right thing and are not always concerned with the bottom line. We build relationships, and sometimes that means taking the high road, and I feel they support us all along the way,” reports a satisfied employee. Yardi’s November Executive Briefing brought together a collection of industry leaders to discuss current trends and solutions to mitigate a year of unique challenges. As part of the session, Yardi senior vice president of global solutions, Rob Teel, provided an update on some of Yardi’s current initiatives and what trends are driving Yardi’s efforts moving forward. The company is underwriting a major tenant survey with BOMA which received over 3,000 responses. The survey responses will be revealed in the coming weeks and there will be upcoming webinars with BOMA to review and analyze the findings, such as the likelihood for commercial tenants to renew, factors driving their renewal decisions and factors driving office occupancy levels. Teel noted that some of the prevalent industry trends this year are topics he’s rarely had to deal with, such as concern over rent deferrals and concessions. Yardi’s response was to create a new product called Lease Manager, which helps landlords better manage tenant risk and overall portfolio health. In addition, with a focus on removing touchpoints, Yardi felt it was key to help clients eliminate paper from their day-to-day operations. To do so, there was a corporate initiative to promote products such as VendorCafe and CommercialCafe, which make it easy to electronically submit payments, vendor invoices, tenant invoices and any other documents which normally would have required mailing or submitting paperwork. The industrial, retail and office sectors have all been affected differently by the global pandemic. Industrial has become the “shining area of commercial,” Teel noted, thanks to a large spike in e-commerce growth and demand staying steady along with occupancy and rent. Yardi clients placed high in the third annual J.D. Power U.S. Senior Living Satisfaction Study, a measurement of the resident experience this year in assisted living, memory care and independent living communities. Chicago-based The Senior Lifestyle Company LLC earned a tie for the highest rating among assisted living/memory care providers for overall customer satisfaction among family members or other decision-makers. Residents named Life Care Services LLC of Des Moines, Iowa, the top independent living operator for overall satisfaction. Responses from nearly 5,000 senior living residents and their families formed the basis of the J.D. Power study. Survey participants rated community buildings and grounds, staff, dining, price paid for services, resident activities and the family member’s living unit. J.D. Power said in a news release that “amid continued worries about COVID-19 outbreaks in senior living communities nationwide, the families of assisted living/memory care residents are generally very satisfied with assisted living/memory care operators” and their initiatives on cleanliness, social distancing and other elements of dealing with the pandemic. The Yardi Advanced Solutions Conference began in 1999 with about 200 guests in attendance. YASC eventually encompassed six events on four continents dedicated to giving real estate professionals in-depth training in Yardi property and investment management software. There were always plenty of networking opportunities and fun as well. COVID-19 diminished in-person meetings this year but not the YASC mission. Yardi kept the tradition going in May, hosting a digital version in lieu of gathering in Washington, D.C. More than 16,000 clients around the world completed 107,000 on-demand classes and viewed 50,000 hours of content at YASC Digital. Yardi will build on YASC Digital by combining the year’s five remaining conferences into YASC Global, a presentation of more than 280 on-demand classes Oct. 20-22. Like YASC Digital, YASC Global is free to all clients and features customized, self-paced learning and market-based registration tracks. There’s also live chat support from product specialists, in-depth spotlight sessions, real-time chat with fellow attendees, prizes and giveaways, and social media interaction. So senior living providers have continued to follow stringent protocols for protection. They’re doing all they can to keep residents healthy – and happy. Here’s another roundup of clients with uplifting stories to brighten your day: Festivities for Father’s Day Since families were unable to celebrate Father’s Day in person with their loved ones, staff at Merrill Gardens went above and beyond to make the day special for the dads in their communities. Employees in Monterey created little gift bags, provided lunch and hired a live jazz band to brighten things up. Staff at other communities, including Willow Glen and Madison, did their own versions of gift baskets as well. Check out Merrill Gardens’ blog post for the Father’s Day photos. Bringing families one step closer Over the past few months, many senior living communities have implemented their own version of window visits or visiting stations with barriers to protect residents. Yardi is proud to share the stories of several clients that have supported residents, built community and exercised leadership during this difficult time. Employee and resident support The Bridge Employee Emergency Support Initiative to Aid Employees Amidst COVID-19 details support services for team members. Bridge has offered to pay employees’ regular salary or hourly pay during their absence from work due to COVID-19 illness, self-quarantine, or to care for COVID-19-infected family members. The aid supports employees who can work remotely as well as those who cannot. This Initiative exceeds the requirements stated in The Families First Coronavirus Response Act for companies with less than 500 employees. It supplements current Bridge protocols regarding teleworking and enhances the organization’s protective measures for employees and residents. Bridge Investment Group multifamily residents are eligible for the COVID-19 Financial Hardship Assistance Program. Residents can contact property staff to negotiate a rent payment plan suitable for their financial condition. The plans may include deferrals, lease extensions, and renewal opportunities. Bridge will not pursue any evictions for the non-payment of rent during the crisis. “We do not want any resident to be concerned that they will be without a home during this pandemic,” states a recent Bridge press release. Hope through health and fitness To help residents cope with shelter in place practices, Bozzuto has introduced #BozzutoStaysHome, a virtual event series committed to bringing a sense of sanctuary to residents. “Sanctuary means many different things, but at the heart of it is a place where you feel at peace, where you can be yourself,” says Nicole J. Wells, content marketing manager, digital marketing and strategy with Bozzuto. “Prior to scheduling any activities, we first surveyed our residents to learn what topics were of true interest. Wellness and fitness were among the top areas. It’s natural that the place where you are at peace, where you can be your full self, would incorporate movement. Whether through dance, fitness or yoga, you are free to express and be,” says Wells. The #BozzutoStaysHome series emphasizes the importance of physical movement and fitness as a tool to release stress and maintain health. Sessions include yoga, functional movement, and dance resources. The multifamily housing provider also created the Flamingo 21-Day Virtual Wellness Challenge. Residents are encouraged to participate in home workouts. They can then post photos and encourage their fellow renters. Participants earn points that will be used to calculate rewards which include a party thrown by Flamingo—once shelter in place mandates are lifted– and year of free housekeeping services or personal training. In May, Bozzuto encourages residents to join A Wider Circle’s Virtual Race to End Poverty on May 16. Residents can sign up to exercise at a specific time to raise funds and awareness for A Wider Circle. The nonprofit focuses on emergency and long-term solutions for housing and food insecurity. Finding normalcy while sheltering in place Lincoln Property Company (LPC) has kept the atmosphere light by providing ways that residents can make sheltering in place feel more natural. Via social media, LPC shares content from their blog and sites such as Apartment Therapy to give residents tips on sheltering in place. Such resources include a guide to working from home, a list of the most versatile workout apps, bonding activities to do over teleconferencing apps, and quick meals for days when residents feel overloaded. The housing provider is also hosting the #LPCHomeTogether contest. Residents can submit pictures of how they’re making the most of their extended time at home. Several Yardi clients in Canada have stepped up to support their residents and communities through financial assistance and emotional support. Shiplake Properties: help during hard times In the throes of COVID-19, Shiplake Properties has launched several initiatives to support residents, essential workers, and the community. Residents of Toronto-based Shiplake Properties Ltd may qualify for credits toward rent increases and $250,000 in gift cards. If experiencing extreme hardship, the firm encourages residents to discuss their situations with property management using a designated email address. Additionally, the property management and development firm has offered $100 in UberEats gift cards or grocery gift cards to support residents and local businesses. For the community, Shiplake Properties founders allotted $250,000 to support University Health Network emergency staff. The funds help cover accommodation costs to support frontline workers who are staying in hotels to be closer to work and minimize exposure to families. The real estate firm also plans to support both Sinai and Sunnybrook Hospitals and The Daily Bread Foodbank in coming weeks. Greenrock Properties offers relief from duress Greenrock Property Management announced a $500K COVID-19 Relief Fund for residents and staff facing financial duress during COVID-19. The property manager has deferred all rent increases for residents. They are also offering flexibility on rent payments, such as allowing residents to use March rent deposits as credits towards April rent payments. For help beyond housing, residents will receive a $100 grocery card. Greenrock Property Management outreach extends into the neighborhoods in which they operate. The real estate firm has donated $300,000 to local nonprofits that aid families affected by COVID-19. “COVID-19 has created unique and extreme challenges for our city and communities. GREA through its Greenrock Charitable Trust has pledged $300,000 towards local charitable organizations to address concerns surrounding food security, mental health, domestic abuse, and senior care during this crisis,” states a press release. Northview uses creativity to spark hope Emotional support can also help residents thrive. To encourage social distancing while nourishing mental wellness, Northview Apartment REIT hosts Social Distancing Balcony Parties. Residents are encouraged to get outside, get creative and create a much noise as possible in support of frontline workers. The first events took place on April 5th and 15th. Residents decorated their balconies and honored frontline workers with noise makers. Whistles, pots, pans, cheering and more could be heard resounding throughout the community. Residents submitted images and videos of their parties for a chance to win $500 rent discounts. Northview matches the discounts with $500 donations to the local food bank. Northview plans to host similar events each week. Additionally, Northview has encouraged residents to paint rocks with uplifting and encouraging messages. The recent International Facility Management Assn. World Workplace 2018 (IFMA WW18) attracted about 4,000 real estate professionals to Charlotte, N.C., to learn about managing properties more efficiently and improving building occupants’ experience. World Workplace is the world’s largest series of facility management conferences and expositions. Yardi was a sponsor, exhibitor, and session leader at World Workplace this year. Regional director of Yardi Energy, Annette Durnack delivered a presentation titled, “The Future Is Now: Increase Your Contribution by Leveraging Artificial Intelligence for Buildings and Beyond,” which focused on AI’s ability to optimize building operations for maximum efficiency and comfort. The presentation sparked a lively Q&A exchange with the full-house audience, with many audience members seeking details on uniting multiple building automation systems to decrease maintenance and repair costs. Educational sessions at IFMA WW2018 covered topics such as sustainability, emergency preparedness, building occupant engagement, and more. “A principal theme among those at the conference was the realization that, now more than ever, knowledge is power. I was pleased to demonstrate that solutions such as Yardi Pulse provide an unprecedented degree of intelligence for facilities management,” said IFMA WW18 attendee Christy Cannon, an account executive for Yardi Energy. Brennan McReynolds of CBRE, a Yardi client, presented the firm’s new mobile app, called “360,” that combines features that employees use in their personal lives and the workplace. The app features interactive floor maps, location tracking within buildings, food ordering, meeting room reservations, and more.  The 360 app expands the wide adoption of GPS services, automated reminders, mobile food delivery, and smart scheduling tools used in personal lives to the workplace, with a few helpful additions. Another speaker, Dr. Gabor Nagy of Haworth, which specializes in optimizing the efficiency of a building’s occupants, continued the focus on building occupants. Nagy discussed the evolution of workplace collaboration, noting that companies are becoming increasingly focused on bolstering group collaboration. Some employers have reduced the physical boundaries between employees to foster collaborative work. According to Nagy, individual participation can be further encouraged by providing calm spaces away from the workstation where employees can engage in “focus work.” Reducing the physical barriers between employees is one step in creating a collaborative environment, Nagy said, but it is equally important to focus on the elements that make individuals want to share their ideas in the first place. YASC brings together more than 1,500 professionals from nearly every property and financial management industry for instruction, comradery, and insight into the future of technology. At last year’s YASC, we sat down with Rachel Brown, Section 8 manager for the Fort Smith, Arkansas Housing Authority (FSHA). Rachel has witnessed exciting growth during her nearly 15 years with FSHA, growth that includes personal experiences, organizational development, as well as the growth of clients she serves. Here’s a recap of our conversation last spring. Welcome to YASC! Tell us a little about yourself and your organization. Our mission is to develop, rehabilitate and manage decent, safe and sanitary affordable housing. We promote equal opportunity, fair housing initiatives and the deconcentration of race and poverty. I’ve been with FSHA for nearly 15 years, and we’ve really grown over that time. When I first started as a housing specialist, we had around 450 Public Housing units and less than 1,200 vouchers. Today, we have more than 1,600 vouchers under our management, transitioned 288 public housing units through the RAD program, and replaced 170 public housing units with the help of Low-Income Housing Tax Credits.  Our current development efforts include Low-Income Housing Tax Credit units, rehabbing dilapidated housing for sale to low- and moderate-income families, and exploring ways to provide everyone with the affordable housing that meets their needs. Companies strive to learn how customers respond to products wherever possible, be it through social media, focus groups, surveys or client conferences. Without input from users, software developers can miss out on opportunities to innovate new features that take into consideration the unique needs of their users’ daily workflows. Chris Ulep, Yardi vice president of multifamily product development, describes how a strong client involvement benefits his team’s development process. “Clients have a strong voice in the design of Yardi solutions. We could all use just a little more time to get everything checked off our to-do lists. If you’re a property manager at any size property, you and your team have a seemingly endless list of daily tasks, from interacting with new prospects to taking resident payments. Fortunately, modern technology is evolving to help speed things up at work. Advances in online services mean many processes that once had to be done by hand can now be automated. Recently, a few clients have shared quantifiable time savings they’re seeing at their businesses as a result of implementing better property management software. Take a look to see where you could be saving hours every month. Online Applications: 15+ minutes per application How much time do onsite teams spend entering application data? Mallory Monsma, marketing leader at NALS, estimates that online applications save its leasing agents 15 minutes each. In August of 2016, the team processed 347 applications, resulting in a time savings of 87 hours. If you’re using esignatures and completing the leasing process entirely online, your time savings will be even greater. Not to mention all the savings you’ll accrue surrounding printing, mailing, paper costs and physical storage. Online Payments: 4+ minutes per payment Monsma says that automated payment processing saves at least two minutes per check and a 20-minute roundtrip to the bank for every 10 checks.
