Build the Right Rep

Reputation: It’s created from what people think and, more importantly, say about your communities. “Negative or false comments about your building can affect how others view your site, sometimes even before seeing it in person,” says Kings III, a Texas-based provider of emergency communication service solutions for property managers. That perception can translate to lost traffic, prospects and, ultimately, money. “Put yourself in your tenant’s shoes. What will you do when looking for a property? You’ll aim straight for online reviews and social media pages to see what you’re getting into. You’ll be turned off if you find one-star reviews and inactive/barely active social media accounts. The same applies to your prospective tenants,” notes the Los Angeles Property Management Group (LAPMG), which serves commercial and residential property owners. Industry research bears out these sentiments. For example, 69% of respondents to the 2022 Renter Preference Survey Report said they referenced property ratings and reviews in their most recent rental-home search, while 79% said ratings and reviewed stopped them from visiting specific properties. Recent reviews and an active, updated Google Business Profile can help place communities in the Google Local 3-Pack and rank them higher than competitors in search engine results. In fact, according to search marketing research groups Redshift and Moz, 15% of the ranking factors that determine whether you get into the “Local 3-Pack” — the listing of three businesses you see first in the results of searches using keywords — come from the quantity, quality, recentness and response to reviews. About 25% of the weight of your Local 3-Pack ranking signal comes from your Google Business Profile, so it’s important to optimize and maintain it. Here are a few tips from LAPMG and other experts on the best ways to, as Kings III...

Employee Spotlight

It all started with a baby.  In 1995, Catriona Orosco welcomed a handsome baby boy into the world. She was quickly dissatisfied, however, by the drab and impractical clothing on the market for nursing moms. “I thought I could do better,” she says. She had no idea that her career with Yardi was in the making. Nursing Mamas and Internet Marketing A few years later, while pregnant with her second son, Orosco created Nursing Mamas, a clothing line for breastfeeding mothers. She teamed up with a friend and began making trips to the Los Angeles Garment District. After each trip, they returned to Santa Barbara with cozy, natural fabrics that they’d take to a local pattern maker and producer. Once a few good products were in development, Cat turned her attention to marketing. “I started a website because I really just wanted to sell the clothes online and work from home,” she says. “It was an incredible learning experience.” Orosco witnessed the birth of Google, and quickly saw the marketing opportunities with AdWords. “I used AdWords very early on and figured out how to optimize my website back in the days when there really were only 10 blue links,” Orosco laughs. “I learned a lot about marketing, and it was exciting to participate in everything that was happening online.” At that time, the average jane did not build her own website. There weren’t handy drag-and-drop features or convenient widgets. There certainly weren’t many resources on increasing organic rankings with search engines. Cat explored the terrain of website building and online marketing, talking to as many people as she could find and testing on her own. When she exhausted her available resources, she got the help of a SCORE consultant. “While they were impressed with...

Senior Living Marketing

From clothes to cars to a place to call home, every search now starts online. For senior living providers, that means their community must be easy to find in Google results and on social media. Otherwise, prospects may never discover them. But how do you rank high on Google? Or get featured in Facebook feeds? What steps should you take to compete online? The right digital marketing strategy makes all the difference, but building out a plan – and sticking to it – takes dedicated resources, consistent research and lots of elbow grease. Especially at the start, it’s easy to get overwhelmed. Fortunately, senior living providers don’t have to go it alone. Our RENTCafé Reach services help senior living communities get found online. We have senior living marketing experts who take care of search engine optimization, pay-per-click advertising, social media management and more to ensure there are always new prospects knocking. The way it works is simple. We take the time to understand a community’s goals, then formulate a full marketing plan. Senior living providers can opt in for all our services or just one. Either way, we regularly share analytics  and finetune the strategy. Here’s a closer look at how RENTCafé Reach helps communities stand out in today’s digital marketplace: Increased traffic with search engine optimization What works and what doesn’t for SEO rarely stays the same. As soon as the industry catches up with one of Google’s algorithm changes, Google switches how search results rank in ways that aren’t fully clear. Yardi is a Google Premier Partner, and our RENTCafé staff work to stay on top of the latest best practices and guidelines. From website audits to content creation to local business listings, we build authority and engagement to keep communities at the top of the search results. More clicks with pay-per-click advertising Paid ads on search engines target people with high intent — that is, quality leads. They’re typing keyword phrases like “local retirement home” or “best assisted living near me,” searches where any senior living provider would want to show up front and center. Our RentCafe Reach team members are certified AdWords specialists with years of digital marketing experience. We run ad campaigns based on occupancy needs and then analyze the results to continually improve ROI. Marketing spend is easily managed through a simple dashboard so plans stay within budget. Engaged prospects with social media posting Baby boomers are the next generation of senior living residents. They’re also unlike any generation of seniors that have come before. They’re technology adopters, avid smartphone users and social media posters. In fact, more than 85% of boomers use social media at least once a day, and they’re also the fastest-growing age group on Instagram. The same RENTCafé Reach experts who optimize our clients’ sites and run their PPC campaigns also manage the social media side of things. Since we have intimate knowledge of the communities, we can create a personality that builds brand recognition and engages prospective residents. Greater credibility with reputation management You may think online reviews are important, but you may not realize just how important they’ve become. According to research, 84% of people trust online reviews as much as they do personal recommendations. This is even more significant in an industry like senior living where referrals are one of the strongest sources of new move-ins. Our RENTCafé Reach team monitors reviews, handles potentially negative posts and encourages more positive comments across channels like Google, Yelp and Facebook. We make sure our responses are timely and professional, but we also give clients the opportunity to review, edit or reject the replies  to reflect their brand’s voice. Co-presenter Jeff Kirschenmann asserted that searchers “expect us to deliver relevant results at the right time.” Do you have a plan in place convert prospects by connecting during moments of intent? A successful marketing strategy includes being present at every stage of the customer journey. This might include SEO for long tail searches, paid ads for different demographics and nudge marketing that spurs website wafflers into action, as well as a healthy presence on review sites and social media platforms. If that sounds like a lot and you just don’t have the time or staff to handle it all, you might want to consider the advanced property marketing services of RENTCafé Reach. Increase Leads May13

Increase Leads

Search Engine Optimization (SEO) and Search Engine Marketing (SEM) are mighty tools to increase leads and conversions for your properties. Odds are, you’re already too busy to master those tools. Below are three quick tips to make SEO and SEM work for you. 3 Quick Tips for Increasing Leads Don’t underestimate the power of SEO. Getting quality traffic to your website is tough. It’s even harder to convert that traffic into leads. SEO helps the right renters find your property through organic (non-paid) search inquiries. In order for this to happen, search engines need to understand who you are, what you have to offer and the content of your website. That doesn’t happen through chance. Detailed strategies ensure that your website ranks high on organic search results with the right audience. Are your strategies bringing the desired results? Don’t go in alone. Not sure how to make SEO work for you? There is no need to reinvent the wheel. The experts at RentCafe Reach specialize in driving high quality traffic to your website. Catriona Orosco, manager of RENTCafé Reach at Yardi explains: “RENTCafé SEO account managers have the expertise and knowledge to help your website reach more qualified prospects. Our role requires us to stay up-to-date with changes made at Google. We work as a team to stay educated and aware of what’s important in gaining a competitive advantage in search results.” RentCafe Reach account managers are also experts when it comes to RentCafe marketing features. They can help you identify and test features to improve prospect engagement and lead conversion rates. “Often, people’s assumptions about what’s important are outdated,” says Orosco. “In addition to the initial optimization efforts and content creation, we’re checking website health on a routine basis, addressing issues and updating...
