AI maintenance inspections: Nothing gets lost

Maintenance just got smarter. See how AI video inspections, a communication hub and the activity feed keep your maintenance chain connected from field to ledger.

Every inspections, visualized, with AI maintenance inspections in Virtuoso Enterprise

A damage observation that never makes it into the system is NOI that quietly disappears. Virtuoso Enterprise, Yardi’s AI platform for multifamily, closes that gap automatically with AI maintenance inspections. Here’s how it works from the moment the tech starts the walk to the moment the charge hits the books.

No damages left undocumented

Virtuoso Enterprise now supports AI video inspections. Here’s how AI maintenance inspections work:

  • A technician opens the Yardi Maintenance app, starts an inspection and walks the unit while narrating what they see.
  • The AI listens, converts the narration into a completed inspection report and creates work orders from anything flagged.
  • Screenshots of identified issues appear in the PDF inspection report.

No forms, no manual entry and no switching between systems.

When the tech finds damage, they review the work order and can flag a charge from inside the app. That charge moves through an approval workflow before it posts to Voyager, so nothing is charged to the resident ledger without a review. The tech does the walk, and the platform handles the paperwork.

AI video inspections work across property walks, asset inspections, fire and life safety inspections, pre-move-out walks and final walkthroughs after make-ready.

Agent instructions let you tell the AI how to analyze footage for your specific use case. Inspector instructions display in the Yardi Maintenance app before and during the walk so techs know exactly what to look for before they start.

Every conversation where it belongs

Techs can call and text residents directly from inside the work order. Every message logs automatically. The channel closes when the work order closes. The tech’s personal number is never shared with the resident.

Three routing options are available: a normal call, a masked call or text that shows a property number, and VoIP from the property’s own number. The resident experience is the same as any other phone call or text. On the backend, every message is tied to the work order, timestamped and visible to supervisors.

The full picture without asking anyone

Supervisors see a complete record of every work order in one dedicated tab via the activity feed. Every communication, assignment change, status update, tech note and resident message appears in chronological order. Supervisors and techs can tag each other on a job directly from the feed, with push notifications keeping everyone in the loop.

Supervisors see the full picture of a job without making a phone call or sending a message. Every status change is visible. Every communication is logged. The work order is no longer just the task. It’s the complete record of everything that happened on the job.

The products behind the chain

This is what the maintenance chain looks like when it runs inside the platform rather than alongside it. Every step — from the walk to the report to the work order to the charge — lives in the same system as leasing, accounting and the resident record. These capabilities are part of Maintenance IQ built into Virtuoso Enterprise. Because everything runs on the same platform, nothing has to move between systems and nothing gets lost between teams.

If your team is still relying on manual entry to connect what happens in the field to what ends up in the accounting system, there’s a better way. Request a demo to see the full connected maintenance chain in action.
