Deal Manager fall 2026 update: LOI abstraction in Smart Deal

The Fall 2026 update to Deal Manager adds LOI abstraction through Smart Deal, advanced percentage rent, a Claude connector and a new interface.

LOI abstraction with AI in Deal Manager

The latest release of Yardi Deal Manager is the most significant update to the product to date. Deal Manager now has a modernized interface and three new capabilities that improve the leasing lifecycle from letter of intent (LOI) to tenant signature, including AI-powered LOI abstraction.

Whether you’re a broker or a leasing manager, you have tools to turn complex LOIs into easy business decisions. No terms fall through the cracks and you always have a complete picture of what’s being negotiated.

Here’s what’s new:

  • Smart Deal: Extract every term from LOIs in minutes with AI scanning and abstraction
  • Advanced percentage rent: Calculate complex breakpoints and model rent schedules without manual math
  • New interface: Explore a fresh look for a mature product
  • Deal Manager Connector: Have questions about your pipeline? Get answers, create interactive models and more with Model Context Protocol (MCP) Connectors* to Claude

Smart Deal: Turn LOIs into proposals you can easily evaluate

Traditionally, the leasing process starts with a broker entering LOI details into a system or proposal manually. Brokers don’t have time for careful data entry, so the obvious terms like rent and dates are logged while complex or situation-specific details get overlooked. That means downstream decision makers don’t reliably have the information they need to make optimal leasing decisions.

LOI abstraction is the process of extracting key terms from a letter of intent and entering them into a deal record. Smart Deal introduces AI data capture to the first moment of the lease lifecycle. With Smart Deal, all a broker has to do is upload the LOI document. Using optical character recognition (OCR), AI identifies and abstracts every relevant term from the document. It then presents each one with a confidence score and location in the LOI. Only once the user approves each suggestion do the terms populate the proposal itself.

How Smart Deal improves leasing decisions

When brokers manually enter information in your system or proposal format, details are prone to fall through the cracks or suffer manual data entry errors. Smart Deal eliminates both issues.

  • By using OCR, AI can reliably extract every term from a document. That means nothing goes unaccounted for, even if the broker is in a rush.
  • AI requires the user to confirm its suggestions before sending them to the deal record. This keeps the broker’s professional judgment and experience in the loop.
  • After approving the terms, the broker clicks a button and AI creates the deal record. This way, there’s minimal risk of manual data entry errors.

With Smart Deal, downstream decision makers have all the information they need to evaluate the leasing pipeline and make optimal revenue decisions.

Manual LOI entry slows every decision down. When data is missing or entered incorrectly, the back-and-forth between brokers and leasing managers can repeat for days before anyone reaches a conclusion.

A broker can upload an LOI into Smart Deal, confirm the details and let a leasing manager begin evaluating it, all in under 10 minutes. While this doesn’t eliminate the back-and-forth of negotiation and redlining, it speeds them up significantly, meaning you can keep your lease pipeline moving and reduce the vacancies that drain revenue.

Advanced percentage rent

Percentage rent is one of the more complex elements of a retail deal. If the structure is captured loosely at the proposal stage, it becomes a source of manual reconciliation work for the life of the lease.

Deal Manager now captures and supports the full range of percentage rent structures, breakpoint types and calculations (except specialty leasing). Instead of simply housing the clause that describes the proposed rent structure, you can have the breakpoint type, rates, thresholds and calculations as structured, interactive data.

Why percentage rent calculations matter in retail leasing

With the competitive nature of retail space, your team needs a way to quickly see which deals will drive the most revenue over their lifecycle. Now, percentage rent calculations and Deal Manager’s stacked pipeline view make it easy to forecast deal quality and make optimal leasing decisions.

Manual evaluation is time-consuming, and with so many details that can impact percentage rent, it comes with a high error rate. Now, Deal Manager makes choosing between five proposals easy by calculating the rent you can expect from each tenant under various circumstances.

Percentage rent calculations make it easy to charge the correct rates each month instead of going to tenants with a bill at the end of the year. They also allow rates to be established and communicated from the moment a lease goes live, reducing the need for negotiations down the road.

Deal Manager Connector: Ask Claude about your leasing pipeline

The latest Deal Manager update puts the analytics power of Claude in your pipeline without requiring data exports.

The new Deal Manager Connector allows you to link Claude directly to your pipeline via a secure MCP connection. After a simple setup, you can use natural language prompts in Claude to ask questions about your pipeline, compare deals and create interactive models that you can share with team members.

AI is only as good as the data it can access, which is why Deal Manager Connector offers more value than other AI solutions. Because Smart Deal now starts the evaluation process by pulling every detail from every lease, you can trust Claude’s analytics because nothing is missing.

What the Deal Manager Connector adds to your leasing pipeline

Managing a large pipeline manually means balancing more details than any one person can track. The release of Deal Manager Connector means you don’t have to be responsible for keeping track of them anymore.

Now when you have a question or need insights, just ask AI in natural language and get an answer in seconds. If you’re not sure what to ask, AI can surface what matters — flagging important details, suggesting questions or summarizing the differences between proposals. Executive inquiries that used to take days now take minutes.

Build interactive models & reports

Connecting Claude to Deal Manager also lets you create in-depth models and reports, both for aiding decision making and for reporting pipeline status to executives. Examples include:

  • Upcoming vacancy status by property
  • Branded owner packages
  • Interactive rent schedule comparisons

After the lease is signed

A signed deal is only the start of a commercial real estate relationship. Everything that follows deserves the same efficiency and data continuity as your leasing pipeline. With our new AI platform, Yardi Virtuoso Enterprise for Commercial, you can combine the core next steps of the tenant lifecycle into one native platform.

  • Smart Lease abstracts terms from the executed lease and writes them to the tenant record automatically
  • Tenants pay rent and submit work orders from a self-service portal or app, and every action updates the GL immediately
  • AI agents code and approve invoices based on your custom rules and approval history
  • MCP Connectors and AI Report Builder give you the same analytical power as Deal Manager Connector, now across your entire accounting system
  • All of it lives in and writes back to Yardi Voyager 8, no exports required*

*MCP Connectors require integration.
