I'm Noel Gill, president of Northwest Real Estate Capital Corp., out of Boise, Idaho. I'm in affordable, and what I really love is that we're in service to the families, and we serve a lot of vulnerable families, and I love that aspect of what we do. Finding efficiencies, you know, working with our software vendor, Yardi, as part of our solution. And how do we manage through this. So the market's really tough. Insurance has put a lot of pressure on our industry. And so I think it's finding those opportunities to leverage the software. For us it's identifying the need for, you know, the staff that we have to have to serve our families. But it's also considering what is the future of that team look like on site, and how do we balance those cost. I think it's the integrative solutions. So when you think about some of the products and the way that they streamline things, P2P is a great solution where you start with the PO process on site and it moves through that process and you get the approvals and then you, make the purchase and then it goes through to the accounting side of things. Aspire is really a great product, and I think that allows us to create those training opportunities for our new team members coming in. And we've had success with that. And that's our highest turnover at our communities is down at the site. Team level. So it's important for us to be able to integrate them into our workflows and practices quickly and get them trained up. We're looking at the ways that we can, fold them in more to that process. So it's starting to look at RentCafe, the RentCafe Affordable, and then Compliance Manager. And how do those things, work or move out to engage our resident population. Really important to have them be a part of that solution and actually engaged in that workflow that's going to allow us that efficiency. But I think it also allows them to have a little more autonomous experience, living in the community. My experience with Yardi has been really positive. We started way back in 99 or 2000. With enterprise, there's no better accounting system than what Yardi has. And I think the experience for us, we enjoy the engagement than the team that we're able to work with. And, talking about those solutions for us. I also love the fact that Yardi has customization opportunities within the software.
