Have you been with heritage for 18? Will be in my 20th year next year. My name is Laura Polk and I am the chief operating officer at Heritage Properties. We're trying to get very actual numbers to what we're going to budget. There was a lot of areas, doing the Excel spreadsheets because they were trying to make the bottom line work when we knew it wasn't going to work. And having all that data coming in from Yardi is probably going to be the best thing ever. And we have no Excel spreadsheet. They're gone. Having the forecasting and the budgeting is giving us the opportunity to really utilize those actual numbers. We have a college property, and we know we're going to have to replace 40 carpets. It's a 300 unit property, but we budget five. It's not true numbers. And we really want to have true numbers moving over to the forecasting. And we were actually able to say that, hey, this is what we're truly going to spend. This is what we need a budget for it. We just have to go in and say, okay, we want across the board and or property. We want to increase our revenue by 3.5%. So we just plug in that 3.5% and it's out there for us. And all the numbers are there. You know looking at that forecasting. And then we can actually watch that every six months. We can actually watch it every three months. Asset HQ is wonderful for the reporting and and all of the data that it can give us. And it is right there at your hands. And you always have that yardi person there. They're always there for us when we need them, which is amazing.
