The company

Founded in 1925, Rose Associates is a third-generation, family-owned real estate firm headquartered in New York City. Originally managing a diverse portfolio that stretched from Boston to Washington, D.C., Rose made a strategic decision in 2016 to refocus exclusively on residential apartment management. Today, the company oversees nearly 40,000 multifamily units as a third-party operator, with a portfolio that continues to grow.

The challenge

A fragmented tech stack limits growth & visibility 

For years, Rose Associates operated on a competitor platform that, despite significant investment in consultants and customization, never delivered the flexibility the company needed. Every time the team encountered a promising new CRM, business intelligence tool or leasing capability at an industry conference, integration with the existing platform proved impossible. 

The limitations went beyond day-to-day operations. Prospective clients began asking directly whether Rose was a Yardi shop. Prospective hires arrived with Yardi experience and had to be retrained. The platform wasn’t just slowing the team down. It was costing the company business.

When Rose Associates went live on the Yardi Multifamily Suite in March 2022, the results were immediate. Starting with 14k units on the platform, the team could access and act on reliable data across the portfolio for the first time. The open architecture made it straightforward to layer in new capabilities over time, from Procure to Pay and RentCafe to AI-powered tools through Virtuoso, each building on the same foundation rather than adding new complexity.

From fragmented systems to a connected foundation 

Rose Associates went live on Yardi Voyager in March 2022 with 14,000 units. Less than three and a half years later, the platform supports nearly 40,000 units across the portfolio. That growth didn’t happen in spite of the platform change. It happened because of it. With clean, centralized data flowing across the business for the first time, the team could pull reporting, integrate business intelligence tools and act on insights that had previously been out of reach. 

Yardi as a competitive edge on the business development side 

One of the more unexpected payoffs came in new business conversations. Prospective clients began asking Rose directly whether they were a Yardi shop. Scott Marino, who leads the property management team at Rose, traces the company’s growth acceleration directly to the platform transition.

Being involved early in beta programs like Virtuoso gives the team a say in how the platform evolves and positions Rose to offer clients something many operators are still working toward. 

Leaning into AI & the next phase of growth 

As a beta participant in Yardi Virtuoso, Rose Associates is approaching AI the same way they approached platform consolidation: strategically, with an eye on what it means for the business long-term. Chris Blackman sees AI as a way to remove friction and grow capacity.
