The John Stewart Company

The John Stewart Company (JSCo) manages nearly 30,000 affordable housing units across 375 to 400 properties across the state of California. Its team is tasked with compliance mandates for a broad mix of affordable housing programs. Every property JSCo manages relies on the company’s technology foundation to keep operations running smoothly across site teams, compliance staff and accounting groups.

The benefits

The John Stewart Company benefits from faster, more reliable support that keeps daily operations on track. Flexible custom reporting reduces costs and gives owner clients clearer insight into their portfolios. Centralized workflows in Yardi strengthen consistency across hundreds of properties and make it easier for staff to manage complex program requirements. The partnership also streamlines manual tasks, freeing teams to focus on higher value work.

The company

The John Stewart Company is one of California’s largest affordable housing providers with communities throughout the state. It manages properties associated with a wide range of programs such as HUD 50059, LIHTC, Project-Based Section 8, voucher-supported housing and many local initiatives. As a third-party manager, The John Steward Company relies on strong technology to meet the requirements of its large set of clients.

The challenge

An aging legacy system slowed the organization and created growing risk. JSCo’s previous software was nearing sunset, and leadership was uncertain that the vendor’s new version was ready for the company’s complex needs. Support response times had declined, and answers often failed to address the underlying issues.

Custom reporting was a major pain point. As a third-party manager, JSCo needed to produce highly tailored reports for many owners. Reports were slow to deliver, expensive to build and difficult to update. These challenges slowed work across departments and made it harder to serve clients efficiently.

The solution

The Yardi Affordable Housing Suite connects core workflows for property management, accounting, compliance and resident services. The suite is designed to fit seamlessly into the workday of affordable housing professionals across all departments and service roles. From marketing vacant units, to accepting applications and certifying eligibility, and throughout the resident lifecycle of rent payments, maintenance, inspections, recertifications and more, the Yardi Affordable Housing Suite offers a powerful and complete solution.

The story

Yardi is helping JSCo modernize statewide operations and strengthen service quality for both residents and owner clients. Improved support gives staff confidence that issues will be resolved quickly. More flexible custom reporting removes previous cost barriers and helps JSCo meet the specific needs of its diverse clients.

“Yardi has been a true partner to us. Their support is responsive, their team is collaborative and the platform gives us the flexibility we need to manage a complex statewide portfolio,” said JSCo Director of Information Systems Taylor Upchurch.

The company sees technology as essential to staying competitive in the affordable housing market. By adopting Yardi and exploring new tools, including internal AI policies and potential use cases, JSCo is paving the way for more efficient workflows. Early AI exploration focuses on resident communication, knowledge access for staff and automating repetitive accounting tasks.

The company also values the shared learning that comes from the Yardi community. Conferences and roundtables offer insight from peers who manage similar portfolios and challenges. These conversations help JSCo identify pitfalls, refine processes and stay aligned with industry trends.

JSCo began its transition to Yardi in 2022 and built an internal team to guide the conversion process. This team manages training, property builds and system administration for every conversion. Yardi partners with them weekly to troubleshoot issues, plan next steps and support each property rollout.

“Implementing a system this large takes teamwork and strategic collaboration, and Yardi has been with us every step of the way. Their partnership helps us keep moving forward and gives our teams the tools they need to serve residents and clients,” said Upchurch.

As part of a strategically planned and implemented conversion process, JSCo site teams receive full training on Yardi workflows. Compliance teams apply program rules directly within the system. Accounting and AP teams use Yardi tools for daily operations.

Across the board, the organization describes Yardi’s support as responsive, collaborative and invested in their success. Flexibility and problem-solving are standout strengths that help teams navigate complex affordable housing needs.
