The benefits

Yardi has enabled Spinoso to scale to 25M sq. ft. in seven years, streamline collections, accelerate onboarding and connect teams across accounting, leasing and construction.

The company

Spinoso Real Estate Group (Spinoso) is a dynamic retail real estate firm specializing in managing and leasing enclosed shopping centers across the U.S. Since its early days as an eight-property portfolio, the company has grown to manage 45 properties and more than 25 million square feet. By embracing innovative solutions and fostering cross-team transparency, Spinoso continues to expand rapidly while delivering value to tenants and investors.

The challenge

Managing rapid growth with limited resources
When Clarissa Melita, executive vice president of asset management, joined Spinoso, the firm had just six employees and eight properties. With a planned expansion into dozens of shopping centers, the company needed a technology platform that could scale quickly, streamline complex lease management, improve collections and align construction and leasing teams — all without burdening staff with manual processes or data silos.

The solution

Yardi Commercial

Voyager Commercial has provided Spinoso with a single-stack foundation across accounting and asset management, including features like activity feeds that keep departments connected and reduce training overhead. Adding the following solutions has further increased speed and efficiency for the company, while supporting their rapid growth:

Retail Manager has improved leasing team adoption by embedding updates and portfolio comparisons directly into workflows, replacing email chases and siloed data.

Construction Manager has eliminated reliance on Excel spreadsheets by connecting field and back-office teams through shared activity feeds and real-time project tracking.

Smart Lease (in rollout) promises to automate lease abstracting and link clauses directly to source documents, further reducing onboarding times for new properties.

The story

Growing with confidence
Spinoso grew from eight properties and 8M sq. ft. to 45 properties and 25M sq. ft. in just seven years. Yardi played a critical role in enabling that growth. “We wouldn’t have been able to scale at the rate we did without Yardi,” explained Melita. By absorbing new properties into existing workflows before hiring new staff, Spinoso gained lead time to recruit the best fits for their next growth phase.

Connecting teams and improving transparency
With the activity feeds in Voyager Commercial, Spinoso brought clarity to complex processes like lease administration and accounting. Notes and narratives allow different departments to stay aligned without extra training, reducing silos and improving collaboration. In collections, the dashboard evolved into a vital tool for tracking tenant risk, grouping escalations and communicating collection progress to ownership. “Everything is tracked, categorized, and visible — which is the key,” said Melita.

Ditching spreadsheets for speedy automation
Construction projects once relied on dozens of spreadsheets. Today, Construction Manager keeps everyone, from field teams at malls to corporate staff in New York, on the same page. Field managers log updates via mobile apps, eliminating confusion and helping vendors get paid faster. Early wins have built trust, making adoption smooth across the construction and capital planning teams.

Streamlining leasing and simplifying abstraction
Retail Manager transformed how Spinoso’s leasing representatives work, shifting from reluctant system users to eager adopters. By embedding updates and comparisons directly into workflows, the tool became a trusted resource rather than an extra task. Looking ahead, Smart Lease is expected to be another breakthrough: automating abstraction and directly connecting clauses to leases will save time across sales and onboarding, while ensuring accuracy.
