Stratum is an owner-managed multifamily operator based in Oregon, with a portfolio of approximately 3,200 units across 15 properties. Founded in April 2025, Stratum focuses on serving rural communities throughout the state, bringing professional, resident-centered property management to markets that larger operators often overlook. From day one, the company built its operations on Yardi.

The challenge

Disconnected software slows teams down

Stratum’s team knew from experience what they didn’t want: fragmented software that creates friction across operations. Switching between systems, reconciling data and managing separate logins pulls focus away from the work that matters.

For a company building from the ground up, a patchwork of disconnected tools wasn’t an option. They needed a platform that could grow with them — cohesive, accessible and built to keep operations running without the workarounds.

The story

Starting strong with a connected foundation

When Amy Bertrand joined Stratum as Director of Training and Development, one of her first responsibilities was helping the team get up and running on Yardi. The decision to use Yardi was made before Stratum opened its doors — informed by experience with other platforms and a clear sense of what the team didn’t want to recreate.

Bertrand had seen firsthand how software fragmentation plays out in day-to-day operations. Products that don’t share a common interface force staff to learn multiple systems, context-switch constantly and troubleshoot across separate support channels. The result is slower onboarding, more errors and a team that spends energy navigating tools instead of serving residents.

Stratum’s leadership wanted something different. “There are a lot of great providers out there,” Bertrand said. “What I like about Yardi is that it has a lot of different products to offer, but it doesn’t feel like you’re using 10 different systems.”

One platform across every function

That cohesion shows up across everything Stratum does on Yardi. From processing vendor payments through Yardi Procure to Pay (including access to a pre-vetted vendor network through Vendor café) to managing resident services and insurance tracking through RentCafe, the team works in a single, consistent environment. Bertrand described the impact simply: “Being able to have a lot of the different components in house, at everybody’s fingertips, has been amazing.”

For a company spread across 15 rural Oregon communities, that kind of operational consistency matters. Staff don’t need to be power users of every module on day one. The intuitive navigation of Voyager 8 means team members can find their footing quickly. “It’s just intuitive, so you can kind of just figure it out on your own if you needed to,” Bertrand said.

AI that works when the team needs it

Stratum has also embraced Virtuoso Support, an AI support agent that lives natively within Yardi, as part of everyday operations. The team uses it as a first stop for questions before escalating to the support team, a practice built into Stratum’s own internal processes. “We love AI. We have fully embraced it,” Bertrand said.

For her team, the assistant has become a reliable tool for getting quick answers and staying productive between formal training touchpoints. “Virtuoso Support became my best friend,” she added. “Literally anything you need to know, you can pop it in there.”

As Stratum continues to grow its Oregon portfolio, the foundation they’ve built on Yardi gives them the platform to scale without adding complexity. The connections between systems, the consistency across teams and the depth of the suite all point in the same direction: forward.
