Manual reporting consumed valuable staff time & obscured actionable insights

Phipps sought to eliminate manual reporting processes that placed a heavy burden on staff. In the past, team members spent six to seven hours each week per person pulling together reports, leaving little time for analysis or strategic work. With multiple people involved in reporting cycles, the cumulative cost in staff hours was significant. Without easy access to real-time data, leadership often could not make confident, timely decisions around costs, revenue and operations.

Yardi Data Connect gives organizations direct access to their Yardi data for use in third-party business intelligence and analytics tools. By surfacing clean, structured data that can be connected to platforms like Microsoft Power BI, Data Connect enables teams to build real-time dashboards and visualizations without manual data extraction. Rather than waiting for scheduled reports, staff and leadership can view up-to-date operational and financial metrics whenever they need them.

The story

From manual reports to real-time decisions in six months

Phipps adopted Yardi Data Connect in early 2026 and quickly felt the benefits. The team began pulling data directly from Yardi, manipulating it to suit their specific reporting needs, and visualizing it through Power BI dashboards. As a result, Phipps saw processes that previously required hours of manual effort each week replaced with automation and real-time data.

The time savings have been concrete. In the past, Phipps had two team members spending six to seven hours each, per week, on manual reporting. These team members have been fully reassigned to other priorities.

Also, the organization no longer runs on batch reports and point-in-time data. Instead, leadership has continuous access to current data on costs, revenue, and portfolio performance, enabling better business decisions at every level.

For Efe Miller, the shift reflects a broader philosophy at Phipps. “We’ve moved on from repetitive, manual work and toward data-driven operations. Yardi functions as a full ERP for Phipps, covering everything from marketing through lease renewals, and Data Connect is the layer that makes that data visible,” said Miller.

As Phipps continues expanding its Yardi footprint, including a portfolio-wide rollout of RentCafe and continued investment in automation and AI, the ability to act on real-time data will only grow more critical.
