Founded over 15 years ago and now independently owned by Holly Sweis, Intrepid Professional Group specializes in affordable housing property management. The company manages a portfolio of more than 3,500 units across Illinois, Ohio and additional states They serve property owners, housing agencies and residents who depend on quality, compliant affordable housing.
The challenge
Financial oversight across a full portfolio and the compliance burden of certifications, renewals and regulatory deadlines were the company’s core challenges, made harder without a large in-house team. Staffing efficiency was equally critical: with lean site staff, the company needed tools that allowed one manager to effectively oversee multiple properties simultaneously.

The story
Intrepid President Holly Sweis manages a growing affordable housing portfolio with the help of Yardi’s unified dashboard, which gives her a portfolio-wide view of delinquencies and vacancy from any device. Regional managers can drill into their assigned properties, and the ranking system lets the team flag properties for internal review before outside investors or syndicators raise concerns.
Intrepid has built its operations around the Yardi Affordable Housing Suite, and the results show up across compliance, maintenance and finance.
RightSource has reshaped how Intrepid handles compliance. By outsourcing compliance file processing to Yardi’s team, Intrepid has reduced its internal compliance headcount while maintaining high-quality outcomes. Files are uploaded by site staff and returned with corrections within 24 hours in many cases.
The turnaround time also serves as a coaching mechanism as the director of compliance can now easily identify where individual managers need additional support and target training accordingly.
Maintenance IQ has driven meaningful efficiency gains in the field. Maintenance staff receive work orders on smartphones or tablets, eliminating unnecessary trips to the office. They photograph completed repairs, automatically notify residents, and log unit-level equipment records.
The system supports unit turns, quarterly inspections and preventive maintenance scheduling, creating a documented maintenance history that’s inspection-ready for HUD and other agencies.
On the financial side, ForecastIQ has transformed the budgeting process. Now in its third year of use, Intrepid runs budget assumptions against trailing data directly in Yardi, integrating operations and accounting teams around a shared, system-generated forecast rather than manual spreadsheets.
Looking ahead: AI as the next evolution
Sweis sees AI as a natural extension of the efficiency gains Intrepid has already achieved with Yardi. She envisions AI supporting maintenance technicians, property managers, compliance teams and accounting staff, ultimately improving the resident experience through faster work order resolution and smoother payment processes.
“We’ve already seen what the right technology can do for our teams and our residents. AI feels like the natural next step, and I’m excited to see how it gets embedded into the platform as we continue to grow,” said Sweis.
Intrepid is also eyeing Compliance Manager and Aspire as next steps, and Sweis expressed strong interest in Voyager 8 and how AI will be embedded into the next generation of the platform. With new communities coming online in Illinois and Ohio, and Sweis herself having recently completed the purchase of the company she’s led for 15 years, Intrepid is positioned for continued growth with Yardi as the platform foundation.
