The affordable housing industry continues to become more competitive and complex. In recent years, Beacon Communities found its leasing and marketing teams working across multiple disconnected platforms to complete daily tasks. Before CRM IQ, Beacon team members were navigating a fragmented technology environment. Property staff toggled between multiple platforms throughout the day, assembling information from different sources just to handle routine leasing and communications work. Beacon was running a separate platform solely for resident and prospect communications, an expense that would become avoidable once CRM IQ was fully in place.

Beacon is in the process of implementing CRM IQ across its entire portfolio. In affordable housing, lease-ups often involve filling multiple income tiers simultaneously, from 30% to 80% AMI alongside market-rate units in mixed-income communities. “When you’re in a lease-up, you need to be nimble. You need to pivot quickly,” said Amato.
