AVE by Korman Living is a fifth-generation, family-owned real estate company with more than a century of experience in hospitality and multifamily housing. AVE offers both traditional luxury apartments and flexible-stay furnished suites.
The challenge
AVE used multiple third-party providers to manage utilities. The inconsistent communication and additional manual work from this approach slowed payments and complicated financial reporting for onsite property managers and corporate accounting teams. To support its commitment to exceptional resident experiences, AVE needed a single, reliable platform that simplified billing and improved operational visibility.

The solutions’ integration with Yardi Voyager eliminates manual entry and separate portals, giving staff real-time insight into utility expenses and payment status. Seamless operations
AVE transformed its utility management process with Yardi. Centralized data & faster reporting
By housing all utility data within Yardi Voyager, AVE eliminated the need to log in to multiple systems or reconcile spreadsheets at month’s end. This centralized approach improves accuracy and ensures teams have real-time visibility into payments and outstanding balances.

A better experience for residents
Bill Pay Express has been just as impactful for residents. Utility charges appear directly on resident ledgers, allowing one combined payment for rent and utilities each month. “It’s so convenient for residents to pay rent and utilities together in one payment and one system with no confusion,” Dorner said. The streamlined process also aligns with AVE’s customer service standards by keeping all resident communication in-house.
