FAQ

How are tenants contacted to provide their insurance information?

Your organization sends a request to the tenant. The tenant uses the tenant portal to upload documentation and provide agent/broker information to TenantShield. Once the policy information is recorded, tenants can receive an automated request to provide updated insurance information.

How does the TenantShield service team determine compliance?

Yardi insurance experts verify and validate the tenant COIs based on the compliance checklist and the tenant’s specific requirements, as entered into TenantShield. The compliance checklist is a set of rules that the service team uses to score insurance certificates. We create this checklist in consultation with the property manager during implementation.

What are our options if TenantShield scores a tenant as non-compliant?

TenantShield details the necessary corrections. Options include:

Overriding compliance requirements

Assigning the request to an internal contact for follow-up

Sending TenantShield a corrected document or broker information

Sending the request back to the tenant for corrections

What if the tenant doesn’t respond to the request?

Up to three automated reminders can be sent to the tenant. If a tenant still does not respond, you have the option to assign the request to an internal contact for follow-up.

Once insurance information is recorded for a tenant, how is it kept current?

Automated requests can be sent when policies are expiring.

What if I already have the insurance document or agent information from the tenant?

A request can be sent directly to TenantShield. The TenantShield team engages directly with the agent/broker and score documents to determine compliance.
