Director of business systems and technology Jessica Stevens led the transition, recognizing that manual processes were no longer sustainable. Though the shift initially caused uncertainty for the AP team, the results quickly changed minds. As Stevens put it, the team “never wants to go back.”
With automation in place, BRG saved approximately 1,500 hours annually by eliminating manual utility oversight. This freed up resources to focus on core business goals. Cost recovery from resident utility billing increased from 70% in 2021 to over 81% in 2023, with projections hitting 86% in 2024.
The financial impact was clear. While utility expenses rose by just 7%, utility-related revenue grew by 16.5%, resulting in more than $650,000 in net gains. Yardi Pulse Reports also played a key role, giving BRG access to real-time energy data that allowed the team to detect leaks, spot equipment malfunctions and resolve issues before they became costly problems.
