Build to rent (BTR) teams face real pressure to resolve maintenance issues quickly, maintain accurate records and keep residents informed. The latest updates to Yardi Maintenance IQ address all three by bringing AI directly into the maintenance workflow.

Powered by Yardi Virtuoso, three new capabilities are now available to Maintenance IQ clients internationally, and each feature is included within the existing Maintenance IQ licence at no additional cost.

AI Insights

AI Insights - Maintenance IQ

AI Insights analyse work order data in real time to help technicians/engineers arrive prepared and to help resolve issues faster.

Within the Maintenance IQ mobile app, engineers can access AI Insights directly from a work order. The feature reads the job description – whether submitted by the resident, a property manager, or a maintenance administrator – as well as any attached photos or videos. It then immediately returns a list of probable causes and recommended next steps.

For example, if a resident reports a dishwasher displaying an error code, AI Insights identifies the code, explains the likely cause and outlines the steps to fix it (before an engineer arrives on site). The result is fewer repeat visits, better-prepared teams and faster resolutions for residents.

AI Insights works particularly well for:

  • Resolving appliance fault codes for white goods, boilers and any appliance with a diagnostic display.
  • Common plumbing issues such as running toilets or blocked drains.

The feature is most valuable for general maintenance operatives and contractors, where it supports faster diagnosis and reduces reliance on specialist knowledge for routine faults. It also provides a clearer evidence record where maintenance issues are disputed.

Rewrite with AI

Completion notes are an important part of the maintenance record and under the Renters’ Rights Act, accurate documentation matters more than ever. In practice, notes written in the field are often brief or inconsistently formatted.

Rewrite with AI allows engineers to enter notes in their own words, then convert them into complete, professional records with a single tap. The feature adjusts the level of detail and tone as needed, producing consistent completion notes that meet the standards required for audit and compliance purposes.

The result is a reliable audit trail across the maintenance workflow – without placing additional administrative burden on field teams.

Virtuoso Support

Virtuoso is now available within Maintenance IQ, providing in-product guidance sourced directly from Yardi’s help documentation.

Maintenance managers and administrators can ask questions about: “How to monitor SLA performance?” “Configure workflows?” “Run reports?” “How to use the product?” etc – and receive clear, referenced answers without leaving the application. Furthermore, each response links to a relevant help article for further details.

Key benefits:

  • Immediate answers to product queries, without raising a support ticket
  • Reduced onboarding times for new team members
  • Guidance aligned to Yardi best practice, supporting consistent use of the product

Features that Futureproof Your Strategy

All three features are available now for international Maintenance IQ clients. A user with Maintenance IQ Admin access can enable them via three toggles in the system settings. The setup takes under a minute and, as previously highlighted, requires no additional licences.
