Yardi-Powered BTR Developments Outperform Industry for Fourth Year in a Row

The build to rent (BTR) and single-family housing (SFH) sectors continue their upward trajectory in 2024, with residents awarding the highest average ratings to date. The 2025 HomeViews & Rightmove Report offers a resident-driven snapshot of how developments across the UK are performing. This year’s average overall rating hit 4.53, continuing a steady upward trend – a testament to the sector’s ongoing commitment to quality and innovation.

Yardi Clients Lead the Way Again in 2025 Build to Rent Rankings

For the fourth consecutive year, BTR developments powered by Yardi software have ranked higher than the industry average across all core satisfaction metrics. The 2025 HomeViews & Rightmove BTR Report confirms that Yardi clients consistently deliver standout experiences for residents – particularly in management, customer service, and repairs.

These results reflect a commitment to operational excellence, seamless digital experiences, and consistently high levels of resident satisfaction — all supported by Yardi’s end-to-end residential software platform.

As highlighted in the report:

‘Yardi have supported ila as their tech partner, helping them scale from one development in Birmingham to nine across the UK. Now ranked among the best operators in the country, Yardi is proud to have supported their meteoric rise and continued success.’

“…The marketing team started to grow, and we got some more creative staff…They drew out exactly what the brand, the look and feel, tone of voice, and colours that we wanted to portray in our new website build. We took that to the Yardi creative team and said this is exactly what we want, can we have it? They said yes. Now we have a master template. Every time we onboard a new property, we just stamp out another one.”

Technology That Drives Results

From bespoke lead-generating websites to automated reporting tools, Yardi’s technology continues to enable operators to scale quickly while maintaining service quality. Tools like RentCafe and Voyager have enhanced reporting, ensured brand consistency across portfolios, and automated investor updates – helping to streamline operations and empower data-driven decision-making across teams and BTR developments.

What This Means for Operators

In an increasingly competitive rental market, resident experience is a key differentiator. These results demonstrate how Yardi’s technology is helping operators meet—and exceed—rising expectations, while also driving long-term business growth.

Additional Report Highlights

BTR Beats ‘For Sale’ for the Fifth Year Running

BTR developments continue to receive higher resident ratings than new build ‘For Sale’ homes – particularly in management, customer service and amenities, where the gap remains most significant.

‘Value’ Scores Rise Despite Rent Increases

“Value” saw the greatest year-on-year improvement (up to 4.30), as residents increasingly recognise the convenience and quality offered by BTR living – a crucial insight in a high-inflation environment.

Geographical Highlights

While London has historically been behind other regions, it played a significant role in 2024’s national ratings uplift, especially on value. Furthermore, as BTR demand is becoming more geographically dispersed, residents are becoming more willing to relocate longer distances to secure a quality BTR home. For example, enquiries from 50+ km away grew by 8% for BTR (vs. 2% for PRS) between 2019–2024.

Co-Living Overtakes Pure BTR for Ratings

For the first time, co-living communities outscored traditional BTR in overall ratings (4.66 vs. 4.61), especially in facilities and community engagement. This was due to communal amenities and strong management teams, as highlighted in the report.

What Renters Want in 2025

According to Rightmove data:

  • Pets were the #1 most-searched rental keyword.
  • Wi-Fi included, gyms, coworking spaces and flexible tenancies continue to drive interest.
  • Fully managed and zero-deposit offerings significantly increased enquiries.

Insights for Operators

The report highlights that successful BTR brands build strong communities, not just buildings. Those that prioritise genuine, responsive management and leverage technology tools for operations and resident engagement are increasingly providing a better experience for residents.
