The company

MK2 Real Estate is one of Birmingham’s leading independent commercial property advisers. The firm works across the UK advising on commercial property investment sales and acquisitions. This includes:

  • Lease consultancy for landlords and tenants
  • Building consultancy, including project management and dilapidations
  • Property management, including facilities management, rent and service charge collection

The challenge

MK2 was founded in 2012, and when they launched their commercial property management business in 2017, the business began with just two people. MK2’s property management team wanted a platform that could support growth, streamline property operations, and handle service charges and tenant management at scale.

The solution

The team implemented Yardi Voyager and, as it grew, introduced Yardi’s Procure to Pay functionality to streamline purchasing, invoice processing and approvals. Today, Yardi remains core to the property management team’s operations, helping manage everything from rent collection to client reporting in one fully connected system.

The story

MK2’s property management team has grown from two to 25 people, with over £1.5 billion in assets under management and 2,000+ tenants across the UK. With Yardi as its central platform, the team continues to scale efficiently, adopt new tools quickly, and deliver outstanding client service. Furthermore, the implementation of Yardi Procure to Pay has transformed MK2’s accounts payable processes, saving the team 50 man-hours per month.

Ongoing Partnership: Looking Ahead

MK2 has also implemented Voyager 8, enabling the team to be AI-ready and bringing enhanced workflows, task automation, and notification tools to reduce reliance on email and provide greater transparency into jobs and approvals.

The latest software provides better visibility, allowing the team to see everything from the central dashboard without having to filter down by client. In addition, the team is looking forward to Yardi’s Tech Roadmap and plans to explore future features, including AI-powered lease data extraction.
