This legislation marks a significant shift in the private rented sector, and we are focused on ensuring your operations remain compliant from day one.<\/p>\n\n\n\n<p>The first major implementation milestone,&nbsp;<strong>Phase 1 \u2013 Core Tenancy Reform<\/strong>, is set to take effect on&nbsp;<strong>1 May 2026<\/strong>.&nbsp;We are pleased to confirm that development for the system-impacted elements of Phase 1 is complete, and we are progressing through final verification and testing.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-phase-1-key-operational-changes-and-yardi-s-solution\"><strong>Phase 1: Key Operational Changes and Yardi\u2019s Solution<\/strong><\/h2>\n\n\n\n<p>Phase 1 establishes the new foundation for rental tenancies, primarily impacting how new leases are initiated and managed. Our systems are prepared to manage these operational requirements in the following key areas:<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-1-transition-to-assured-periodic-tenancies-apt\"><strong>1. Transition to Assured Periodic Tenancies (APT)<\/strong><\/h3>\n\n\n\n<p>The RRA 2025 moves away from traditional fixed terms. Under the new legislation,&nbsp;<strong>all new tenancies will start as Assured Periodic Tenancies (APT)<\/strong>, allowing residents to remain in the property indefinitely if tenancy terms are met.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Impact:<\/strong>\u00a0Fixed terms are removed, and the Section 21 (\u2018no-fault\u2019) evictions are abolished. Landlords must now rely on valid\u00a0<strong>Section 8<\/strong>\u00a0grounds for repossession.<\/li>\n\n\n\n<li><strong>Yardi Solution:<\/strong>\u00a0We have updated tenancy creation workflows to support the APT regime. For existing tenancies, our\u00a0<strong>Bulk Conversion to Month-to-Month (MTM)<\/strong>\u00a0functionality is available to efficiently transition applicable Assured Shorthold Tenancies (ASTs) to comply with the new regime from 1 May 2026.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-2-rent-increases-new-legal-requirements\"><strong>2. Rent Increases \u2013 New Legal Requirements<\/strong><\/h3>\n\n\n\n<p>Phase 1 introduces stricter controls on rent reviews to ensure fairness and transparency:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Rent may be increased\u00a0<strong>only once every 12 months<\/strong><\/li>\n\n\n\n<li>A minimum\u00a0<strong>two-month notice period<\/strong>\u00a0is legally required for any increase<\/li>\n\n\n\n<li>All increases must follow the updated\u00a0<strong>Section 13<\/strong>\u00a0process<\/li>\n\n\n\n<li><strong>Yardi Solution:<\/strong>\u00a0We have implemented comprehensive system controls, including frequency limits, strict notice-period logic, and supporting functionality for formal disputes management, ensuring all rent changes adhere to the new requirements<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-3-rent-in-advance-new-restrictions\"><strong>3.
