Prior to adopting RentCafe Home IQ, Bigos Management struggled with outdated key management systems that contributed to daily inefficiencies like resident lockouts and complex time-consuming procedures at move-out. Incidents like water leaks and frozen pipes had caused thousands of dollars in damage, highlighting the need for a solution to reduce risk and improve maintenance processes.

Home IQ is a connected smart home software platform that enables keyless entry, leak detection, remote thermostat control and seamless access control, all within the Yardi ecosystem. With installations across three properties, including two new builds and one complex retrofit, Bigos Management leveraged Home IQ to give residents an elevated, modern experience and enhance their daily living.

The story

Seamless integration with the Yardi ecosystem

One of the biggest drivers for Bigos Management’s decision to move forward with Home IQ was the solution’s fully integrated architecture within the Yardi ecosystem. After testing a third-party solution that promised seamless integration but failed to deliver, Bigos prioritized finding a smart home platform that didn’t rely on complex vendor coordination. With Home IQ, all access management, maintenance workflows, and resident smart device control are streamlined through a single, cohesive system.

Smooth implementation, even in retrofits

Bigos began their rollout of Home IQ with a 180-unit retrofit in an occupied building. The implementation, led by Yardi’s dedicated project team, exceeded expectations. In just two weeks, Bigos completed the full conversion from outdated key fobs to Home IQ’s smart locks, with zero resident complaints. Encouraged by the positive experience, Bigos added Home IQ to two newly constructed properties.

Creating a top-notch resident experience

Enhancing the resident experience was a key objective for Bigos, and Home IQ played a critical role in achieving that vision. Residents can unlock their doors, manage thermostats and monitor leak sensors, all from the Yardi resident mobile app they’re already familiar with. This means residents enjoy modern conveniences without the need for another app on their phone. The ability to easily provide temporary access to pet sitters or friends through one-time PINs adds an extra layer of flexibility that residents appreciate.

Tangible results and operational wins

Since implementing Home IQ, Bigos has seen a range of operational improvements and cost savings. Resident lockouts have been virtually eliminated thanks to smart locks and mobile/PIN-based access. Technicians now receive automatic, time-bound PINs aligned with work orders, simplifying unit access and improving service efficiency. Leak sensors have successfully detected multiple incidents early, avoiding thousands of dollars in damage and further reducing risk.
