It\u2019s a huge undertaking \u2013 one which will be impossible without the help of technology and data.<\/p>\n\n\n\n<p>This puts Richard Kuppusamy and Helen Lam \u2013 two of Lendlease\u2019s digital leaders \u2013 in the driver\u2019s seat as they help steer their company towards <a href=\"https:\/\/www.lendlease.com\/au\/missionzero\/\">Mission Zero<\/a>.<\/p>\n\n\n\n<p>Bernie Devine, regional manager for Yardi in Asia Pacific, recently caught up with the pair as part of the latest installment of Yardi\u2019s Proptech Insights series.<\/p>\n\n\n\n<p><strong>A big pivot<\/strong><\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"alignright size-large is-resized\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.yardi.com\/blog\/wp-content\/uploads\/sites\/15\/2021\/09\/Proptech-Insights-Lendlease.png?w=1024\" alt=\"\" class=\"wp-image-30237\" width=\"512\" height=\"268\" srcset=\"https:\/\/www.yardi.com\/blog\/wp-content\/uploads\/sites\/15\/2021\/09\/Proptech-Insights-Lendlease.png 1200w, https:\/\/www.yardi.com\/blog\/wp-content\/uploads\/sites\/15\/2021\/09\/Proptech-Insights-Lendlease.png?resize=768,401 768w, https:\/\/www.yardi.com\/blog\/wp-content\/uploads\/sites\/15\/2021\/09\/Proptech-Insights-Lendlease.png?w=400 400w, https:\/\/www.yardi.com\/blog\/wp-content\/uploads\/sites\/15\/2021\/09\/Proptech-Insights-Lendlease.png?w=500 500w, https:\/\/www.yardi.com\/blog\/wp-content\/uploads\/sites\/15\/2021\/09\/Proptech-Insights-Lendlease.png?w=600 600w, https:\/\/www.yardi.com\/blog\/wp-content\/uploads\/sites\/15\/2021\/09\/Proptech-Insights-Lendlease.png?w=720 720w, https:\/\/www.yardi.com\/blog\/wp-content\/uploads\/sites\/15\/2021\/09\/Proptech-Insights-Lendlease.png?w=800 800w, https:\/\/www.yardi.com\/blog\/wp-content\/uploads\/sites\/15\/2021\/09\/Proptech-Insights-Lendlease.png?w=1000 1000w\" sizes=\"auto, (max-width: 512px) 100vw, 512px\" \/><\/figure><\/div>\n\n\n\n<p>Lendlease must meet its first net zero target in four years \u2013 an aggressive but \u201cvery deliberate\u201d decision, Kuppusamy told Yardi\u2019s audience. \u201cEveryone who is in Lendlease today has to deal with this problem,\u201d he emphasized.<\/p>\n\n\n\n<p>And it\u2019s a big problem for everyone in the real estate sector, given the global built environment is responsible for <a href=\"https:\/\/www.worldgbc.org\/news-media\/2019-global-status-report-buildings-and-construction\">almost 40% of the world\u2019s emissions<\/a>.<\/p>\n\n\n\n<p>But Lendlease \u2013 which designs, constructs and manages buildings on four continents \u2013 is in a rare position of influence across the entire development lifecycle. It is for this reason that Lendlease\u2019s technology strategy is watched by the entire industry with interest.<\/p>\n\n\n\n<p>Kuppusamy joined Lendlease in March as Head of Lendlease Digital Asia and is based in Singapore. He oversees leadership, management and performance of Lendlease\u2019s digital business unit across the region \u2013 and that includes Lendlease\u2019s new property lifecycle platform, <a href=\"https:\/\/www.lendleasepodium.com\/\">Podium<\/a>.<\/p>\n\n\n\n<p>Podium links everything from building plans and construction programs to the results and realities of operation. It is the foundation of autonomous buildings, he noted. Podium supports data-driven decision-making \u201cat every touch point\u201d of the property lifecycle and is the key to economic and environmental sustainability.<\/p>\n\n\n\n<p>With Podium, Lendlease is \u201cpivoting\u201d towards a future as a \u201csoftware engineering firm,\u201d Devine observed. And that means data is now one of Lendlease\u2019s greatest assets.<\/p>\n\n\n\n<p><strong>Data rich, insight poor<\/strong><\/p>\n\n\n\n<p>Globally, the real estate sector remains \u201cdata rich and insight poor,\u201d Richard observed. \u201cThere are a lot of solutions, but they are all very siloed.\u201d How do we dismantle these silos and unlock the \u201cproprietary data jails,\u201d as Kuppusamy called them, for a greater common good? \u201cIt&#8217;s not just about sharing \u2013 but about sharing in a meaningful way.\u201d<\/p>\n\n\n\n<p>The industry must move away from technology that solves \u201cspot solutions\u201d or \u201csiloed problems,\u201d Helen added. &#8220;In real estate there are no silo problems \u2013 they are all interrelated.\u201d<\/p>\n\n\n\n<p>While many systems capture data, only \u201cactionable insights\u201d deliver value, Kuppusamy said.<\/p>\n\n\n\n<p>Devine agreed. \u201cI always say to our clients: \u2018We deliver actionable insights, but it\u2019s up to you to take action.\u2019\u201d<\/p>\n\n\n\n<p>As Head of Innovation and Development Practices in Asia, Helen Lam is responsible for identifying new ideas to be researched, tested and integrated into the way Lendlease works. One of the projects currently underway is to eliminate diesel \u2013 which is \u201creally dirty, noisy and hazardous\u201d \u2013 from construction sites. \u201cWe don&#8217;t have the inhouse tech to solve it all ourselves,\u201d so Lendlease is partnering with an Asian start-up with an advanced compact and connected lithium-ion battery system. The technology eliminates 80% of onsite emissions, \u201cis much quieter and emits zero fumes,\u201d she explained.<\/p>\n\n\n\n<p>Data can also aid \u201cmacro decisions\u201d that deliver a better experience for people, alongside those that are best for the planet, Lam added. Lendlease has installed Internet of Things technology in restroom facilities in retail malls across Asia, for instance, to better understand peak loads. From this data, Lendlease has enhanced the customer experience, while also \u201cmaking better procurement decision around our contract negotiations and reducing operational expenditure.\u201d<\/p>\n\n\n\n<p><strong>Self-driving buildings<\/strong><\/p>\n\n\n\n<p>Devine pointed to the use of digital twins as another tool that can help the real estate sector move towards net zero. In May, <a href=\"https:\/\/www.scl.org.au\/sites\/default\/files\/Digital%20twin%20-%20the%20Age%20of%20Aquarius%20in%20construction%20and%20real%20estate.pdf\">Ernst and Young reported<\/a> that digital twins could save up to 35 percent on project and building costs and reduce city-level carbon emissions by between 50 and 100 percent.<\/p>\n\n\n\n<p>Lendlease has been at the forefront of the digital twin agenda for several years. But Kuppusamy was quick to point out that widespread adoption of true digital twins \u2013 rather than \u201cmediocre BIM models\u201d \u2013 was well behind <a>other sectors, notably aerospace and mining.<\/a><\/p>\n\n\n\n<p>While digital twins are gaining traction in construction, it is operational digital twins that will transform \u201clegacy dumb buildings\u201d into smart buildings, Kuppusamy said. In the future, autonomous or \u201cself-driving buildings\u201d won\u2019t have asset managers \u201clooking at alarm panels.\u201d Instead, they will be scrutinising \u201cpeople data\u201d to understand how to deliver a better experience.<\/p>\n\n\n\n<p>The real estate sector is still making decisions based on assumptions, rather than innately with the help of data, said Lam.<\/p>\n\n\n\n<p>\u201cWe only know 1% of the data, but we know that really well,\u201d Devine added. The other 99% remains an untapped resource. But digital twins will eliminate assumptions and build a rich picture of the organic life of a building, Lam added. \u201cThe opportunities are endless.\u201d<\/p>\n\n\n\n<p>To capture these opportunities requires a shift in perspective.
