{"id":23842,"date":"2020-03-17T17:59:26","date_gmt":"2020-03-18T00:59:26","guid":{"rendered":"https:\/\/www.yardi.com\/blog\/?p=23842"},"modified":"2026-02-22T15:27:56","modified_gmt":"2026-02-22T23:27:56","slug":"multifamily-and-covid-19","status":"publish","type":"post","link":"https:\/\/www.yardi.com\/blog\/multifamily-and-covid-19\/","title":{"rendered":"Multifamily and COVID-19"},"content":{"rendered":"<p>It seems no industry is immune from the impact of the COVID-19 virus, and that includes multifamily real estate.<\/p>\n<p>The global spread of the COVID-19 virus has brought a technical end to the 11-year bull market in equities, forced a European travel ban and sent Treasury rates to historic lows.<img loading=\"lazy\" decoding=\"async\" class=\"alignright wp-image-23843\" src=\"https:\/\/www.yardi.com\/blog\/wp-content\/uploads\/sites\/15\/2020\/03\/national-report-300x157.jpg\" alt=\"\" width=\"450\" height=\"235\" \/><\/p>\n<p>According to the latest multifamily report from Yardi Matrix, the industry may feel the effects of COVID-19 as it spreads across the nation, although the rental housing industry remains well capitalized and strong enough to weather a modest slowdown.<\/p>\n<p>\u201cOwners and operators may face short-term rent collection issues if there is a tightening in the employment market, and value-add projects will likely slow,\u201d states the special report from Yardi Matrix. \u201cHowever, most real estate investors are poised to sustain their operations and may see an investment opportunity as the market shocks continue.\u201d<\/p>\n<p>Travel, hotel, restaurant and trade industries will likely be hurt the worst, as business and leisure travel draw nearly to a halt.<\/p>\n<p>\u201cIt seems inevitable that the U.S. economy will experience a technical recession,\u201d states the report. \u201cBusiness travel has all but stopped and personal travel has slowed considerably, leading the airline industry to be one of the hardest-hit sectors.
