{"id":1842,"date":"2012-05-31T05:00:21","date_gmt":"2012-05-31T12:00:21","guid":{"rendered":"http:\/\/www.yardi.com\/blog\/?p=1842"},"modified":"2021-02-03T17:05:52","modified_gmt":"2021-02-04T01:05:52","slug":"ken-doble","status":"publish","type":"post","link":"https:\/\/www.yardi.com\/blog\/ken-doble\/","title":{"rendered":"Ken Doble"},"content":{"rendered":"<p><a href=\"http:\/\/www.yardi.com\/blog\/wp-content\/uploads\/sites\/15\/2012\/05\/Ken-Doble1.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-2122\" title=\"Ken Doble of QRC\" src=\"https:\/\/www.yardi.com\/blog\/wp-content\/uploads\/sites\/15\/2012\/05\/Ken-Doble1-225x300.jpg\" alt=\"QRC's Ken Doble\" width=\"225\" height=\"300\" \/><\/a>With more than two decades of experience in the residential property management industry, Ken Doble, Partner at Atlanta-based <a title=\"Quantitive Realty Capital\" href=\"http:\/\/www.qrcapital.com\/\" target=\"_blank\" rel=\"noopener\">Quantitive Realty Capital<\/a> (QRC), is well-versed in what\u2019s trending in multifamily today.<\/p>\n<p>A technology-savvy executive who shares updates via his <a title=\"Ken Doble Twitter\" href=\"http:\/\/twitter.com\/#%21\/kdoble\" target=\"_blank\" rel=\"noopener\">Twitter feed<\/a> daily, Doble began his career 20 years ago as the on-site property manager of a 24 unit apartment community of <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/us\/ga\/atlanta\/\" target=\"_blank\" rel=\"noopener\">Atlanta apartments<\/a>. He\u2019s also a military veteran, and served as a paratrooper in Panama and the Gulf War.<\/p>\n<p>We asked for his insight on current happenings in multifamily in the Southeast and Mid-Atlantic, where QRC is in the process of acquiring more properties, including distressed assets that need improvements. Most of their current 12 properties are comprised of class B and C apartments.<\/p>\n<p>There\u2019s strong bidding competition among investors for class A inventory in the southeast, Doble noted, especially in top markets like Atlanta. QRC has focused on opportunities in the secondary markets and properties that need rehabilitation. In 2011, the company spent $7 million on renovations. \u00a0Improving those properties is Doble\u2019s favorite part of the work he does today.<\/p>\n<p>\u201cI like seeing the transformation of the property. We typically go in and buy distressed properties that have deferred maintenance. I like to go in and do the renovations on those properties and see the properties come up from a low occupancy, say in the 60s, to the 95-96 range. I like to see the properties really stabilize, see the happy residents, and see the properties and staff really take off and perform.\u201d<\/p>\n<p>At the Parkview Apartments in metro Atlanta, where 18 units were down and there were crime, aesthetic and mold issues on site, QRC achieved a complete turnaround in just a number of months.<\/p>\n<p>With large numbers of families in residence at QRC\u2019s 2000 units, Doble and his team have found that one of the most desired amenities is not a business center or a game room, but an outside playground. (Fitness centers are also popular.) They\u2019ve put high quality play facilities, of the caliber that you\u2019d find at a nice city park, on old tennis courts that weren\u2019t being used by residents.<\/p>\n<p>\u201cWe put the playground on the center of the tennis court, and you\u2019ve got the lighting from the tennis court area, you have to resurface the tennis court, but it really gives it an interesting look,\u201d he noted.<\/p>\n<p>As the former Chief Operating Officer of one of the largest privately held multifamily companies in the nation, Doble had 650 employees and oversaw a 20,000+ apartment unit portfolio in eleven states. Today, he often works directly with the property managers at QRC\u2019s holdings. When we asked his overarching insight on industry best practices, he noted that selecting the right staff to hold those positions is key.<\/p>\n<p>\u201cGetting the right leader in place is so critical. It is 99 percent of the game. And you cannot train certain personality traits. This is a people business, and we get results with people. It\u2019s so important that you pick the right person. It\u2019s kind of like a marriage in some respects. It\u2019s so important that you get the right people for it to work long term and be a good fit.\u201d<\/p>\n<p>As a close observer of technology in the industry, Doble has noticed a shift in how people find apartments.<\/p>\n<p><a href=\"http:\/\/www.yardi.com\/blog\/wp-content\/uploads\/sites\/15\/2012\/05\/tablet.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-2123\" title=\"woman using a tablet\" src=\"https:\/\/www.yardi.com\/blog\/wp-content\/uploads\/sites\/15\/2012\/05\/tablet-300x200.jpg\" alt=\"woman using a tablet to search for an apartment\" width=\"300\" height=\"200\" \/><\/a>\u201cIt used to be apartment\u00a0 guides, the paper guides. Paper is dead and I\u2019m seeing it more and more every day. I\u2019m seeing Craigslist dominate. I\u2019m still seeing drive-bys, that\u2019s a very big indicator, but the Internet is taking over. I\u2019m very curious to see how Facebook will play into this, and some of these other things like Google local and Bing local. But I\u2019m definitely seeing a shift in how residents find out about us.\u201d<\/p>\n<p>He\u2019s watching the evolution of location aware technology and expects big marketing shifts based on mobile user interfaces. \u00a0As a regular user of social media \u2013 Doble gets his news from 600 Google RSS feeds and has Google alerts set up for all the real estate topics he wants to keep close tabs on \u2013 he sees the value in immediate information sharing and the power of the Internet to transform the real estate business.<\/p>\n<p>From a business intelligence perspective, he wants to mine the data that\u2019s produced by programs like Yardi software to better his business\u2019 performance. It just so happens that such performance will be possible, using <a title=\"Yardi Orion for Sharepoint\" href=\"http:\/\/www.yardi.com\/blog\/technology\/building-better-business-intelligence-with-data-cubes\/165.html\" target=\"_blank\" rel=\"noopener\">Yardi Orion for Sharepoint.<\/a><\/p>\n<p>\u201cWe\u2019re getting drowned in data from all these computer systems.
