We just wrapped up our first forum of the year in beautiful Austin, Texas. If you couldn\u2019t attend, here are the top five marketing takeaways that were shared by our guest presenters.<\/p>\n<ol>\n<li><strong> Stop Hunting, Start Cultivating<\/strong><\/li>\n<\/ol>\n<p>Anders Bergstrom, marketing director for <a href=\"http:\/\/www.sanuk.com\/\" target=\"_blank\" rel=\"noopener\">Sanuk<\/a>, opened the Yardi Marketing Forum with his keynote address on \u201cSurfing the Waves of Consumer Change.\u201d He stressed the need in every industry to build a lifelong fan base, instead of targeting consumers with marketing that kills the relationship after the sale. \u201cWhen it comes to your audience, cultivate. Think of yourselves as farmers,\u201d shared Bergstrom. \u201cBecome aware. Become curious. Become advocates for your clients.\u201d<\/p>\n<p><a href=\"https:\/\/www.facebook.com\/rentcafegenius\/videos\/vb.839845692721940\/1477490388957464\/?type=3&amp;theater\" target=\"_blank\" rel=\"noopener\">Watch the recording of Anders\u2019 presentation on Facebook.<\/a><\/p>\n<ol start=\"2\">\n<li><strong> Dial in Prospect &amp; Resident Communications<\/strong><\/li>\n<\/ol>\n<p>Do you feel like your marketing messages are getting lost in today\u2019s increasingly crowded digital space? For our session on \u201cGetting Heard in a Noisy World,\u201d we were joined by Nikki Crosby from Buckingham Companies, Mallory Monsma from NALS and Yardi\u2019s Nima Farkhak to talk about what works and what doesn\u2019t when it comes to interacting with residents and prospects.<\/p>\n<p>The panel consistently reinforced the need to be present everywhere your customers are. Crosby noted that Buckingham properties that use social media remarketing far outperform properties that don\u2019t. Monsma shared email tips that have resulted in a phenomenal 50% open rate for NALS, including keeping subjects snappy, limiting frequency and scheduling the month\u2019s emails in advance through <a href=\"http:\/\/www.yardi.com\/products\/rentcafe\/\" target=\"_blank\" rel=\"noopener\">RentCafe<\/a>. And Farkhak talked about the importance of live chat, <img loading=\"lazy\" decoding=\"async\" class=\"alignleft wp-image-17853\" src=\"https:\/\/www.yardi.com\/blog\/wp-content\/uploads\/sites\/15\/2017\/05\/MarketingGeniusAustin2-1024x682.jpg\" alt=\"MarketingGeniusAustin2\" width=\"433\" height=\"288\" \/>citing a case study that netted a <a href=\"http:\/\/www.yardi.com\/products\/rentcafe-connect\/\" target=\"_blank\" rel=\"noopener\">RentCafe Connect<\/a> user an $80 return for every $1 spent. \u201cThe best thing you can do is be there to answer leads however they choose to contact you,\u201d he concluded.<\/p>\n<ol start=\"3\">\n<li><strong> Embrace New Revenue Streams<\/strong><\/li>\n<\/ol>\n<p>With multifamily rents predicted to stabilize this year after a long period of growth, finding new revenue streams is key for property managers. Fortunately, for Yardi clients this can be easy. Daryl Smith from Pinnacle highlighted a new partnership with CORT that includes optional furniture rentals as part of the RentCafe application process. The property gets a small percent of every rental that adds up over time. \u201cIt\u2019s time to think about which conveniences you can provide that your residents are willing to pay money for,\u201d he advised.<\/p>\n<p>Two other ancillary revenue streams can come from <a href=\"http:\/\/www.yardi.com\/products\/yardi-residentshield\/\" target=\"_blank\" rel=\"noopener\">renters insurance<\/a> and rentable items. Erica Brennan of Internacional Realty discussed the benefits of enforcing liability coverage for a low but consistent monthly charge. And Jennifer Stephens of Monarch Investment and Management shared her team\u2019s success with marketing rentable items like garages and package management options.<img loading=\"lazy\" decoding=\"async\" class=\"alignright wp-image-17852\" src=\"https:\/\/www.yardi.com\/blog\/wp-content\/uploads\/sites\/15\/2017\/05\/MarketingGeniusAustin3-1024x768.jpg\" alt=\"MarketingGeniusAustin3\" width=\"391\" height=\"293\" \/><\/p>\n<ol start=\"4\">\n<li><strong> Hire for Nice<\/strong><\/li>\n<\/ol>\n<p>Yardi\u2019s Paul Yount hosted his own talk show with guests Kelley Shannon from Bozzuto and Dennis Dietz from Apartment Services. The topic of this session was how to provide better customer service in the digital era \u2013 using lessons from the hospitality industry to add high touch personal interactions to an increasingly electronic rental experience.<\/p>\n<p>Dietz and Shannon talked about the value of adding customer experience and\/or retention manager positions to your corporate office to make sure resident care isn\u2019t lost in the transition to automated systems. They both stressed the positive effect a smile and personal greeting can have on every guest. \u201cAs Tom Bozzuto says, we hire for nice. You can train everything else,\u201d Shannon asserted.<\/p>\n<ol start=\"5\">\n<li><strong> Put Employees First<\/strong><\/li>\n<\/ol>\n<p>\u201cOur first success metric is our employees. If they&#8217;re happy, they make our guests happy,\u201d said Connor Smith, senior director of brand for <a href=\"https:\/\/www.kimptonhotels.com\/\" target=\"_blank\" rel=\"noopener\">Kimpton<\/a> who took the stage for the Marketing Master Class on Friday. He shared how Kimpton hotels are focused on delivering not comfy rooms but \u201cridiculously personal experiences\u201d and emphasized ways property managers could do the same thing to win brand loyalty. But it starts with employee buy-in. If your team understands and aligns with your goals, they will deliver authentic care to your customers. \u201cAt the end of the day, it\u2019s important that the service culture is consistent at every property.\u201d<\/p>\n<p>Here at Yardi, taking care of our employees and clients isn\u2019t just a concept, it\u2019s part of our <a href=\"http:\/\/www.yardi.com\/about-us\/our-mission\/\">corporate motto<\/a>.
