EMAIL <\/strong><\/p>\n

Email is old news but effective email techniques constantly change. You must find a way to make your emails stand out in inboxes that are flooded with spam and competitors.<\/p>\n

These tips may keep your emails from the trash folder:<\/p>\n

1. HubSpot reports that 33 percent of email recipients decide whether or not to open an email based on the subject alone. Subject lines matter!<\/p>\n

Since 40 percent of emails are read via mobile device, keep your subject 30-50 characters max.<\/p>\n

Make the subject interactive by leading with a verb. \u201cParty with us tomorrow night!\u201d is more enticing than, \u201cThere is a party tomorrow night!\u201d<\/p>\n

If you have an incentive, notify the reader in the subject line, such as \u201cGet 10% off rent next month.\u201d<\/p>\n

Add emojis at your own risk. Research tells us that readers dread all caps and excessive punctuation. More than 85 percent of respondents prefer an all-lowercase subject line to one in all caps.\u00a0But emojis are a relatively new terrain. When used sparingly, they can make a good headline stand out. Downside: they might not translate well across devices and carriers. Also, certain demographics (and not others) appreciate emoji use.<\/p>\n

Lastly, integrate numbers when you can. Numbers stand out among text and they provide context. \u201c2 weeks until your lease renewal\u201d will have a higher click-through rate than \u201crenew your lease soon.\u201d<\/p>\n

2. Timing matters. Consider the subject of your email and then determine when it would be most relevant for readers to take action. A note about the new onsite coffee house will be most relevant before residents leave for work, for example.<\/p>\n

3. Humans want to interact with humans. Simple! HubSpot suggests that an email from \u201cKasey Smith, Laurel Heights\u201d will have a higher click-through rate than an email from \u201cLaurel Heights\u201d alone.<\/p>\n

Calling residents can be a fun way to build rapport and share a message. Consider these tips to warm up before your calls:<\/p>\n

4. Create one to three sample scripts. It helps to know what you\u2019re going to say in advance. With one script, though, you\u2019ll start to sound like a robot. Switching it up can help the call sound natural.<\/p>\n

5. Many pointers for email subject lines also apply to the first sentences of your script: be personable, concise, and lead with any incentives that might interest residents.<\/p>\n

6.\u00a0SitePoint<\/a> suggests that you find your inner baritone. Without becoming comical, use the richer tones of your voice during calls. Deeper voices are associated with responsibility and authority.<\/p>\n

TEXT<\/strong><\/p>\n

An increasing number of users prefer contact via text. Luckily for you, texts have a high read rate and a quick response time. The tips below may help your text communications hit home without a hitch:<\/p>\n

7. Text Request reports that 99 percent of text messages are read. About 90 percent of users respond within five minutes with an average response time of 90 seconds, per HubSpot.<\/p>\n

Users\u2019 quick read and response times mean that you will get your message to the masses faster. It also means you have to quickly read and respond!<\/p>\n

8. Per The Telephone Consumer Protection Act, you must have written consent to contact residents via text. Consider including the consent form in the lease signing and renewal processes.<\/p>\n
