Crescent Properties recently revealed McKinney & Olive, a Class A office building in one of the most desirable zip codes in Dallas. Yardi sat down with Montie Rouze, Vice President of IT, at the Yardi Advanced Solutions Conference<\/a> in May to learn more about the new project.\"mckinney-olive-1\"<\/p>\n

\u201cThey call McKinney & Olive<\/a> the \u2018sexy building\u2019 because it has a curved shape to it that makes people think of the shape of a woman,\u201d smiles Rouze.<\/p>\n

The 530,000-square-foot building stands on a 3.1-acre site conveniently located Uptown. At 20 stories high, it will be the tallest building in the neighborhood.<\/p>\n

\u201cThere is high end retail on the bottom floors,\u201d explains Rouze. \u201cThe site will have lots of common areas, piazza space, and a neighborhood area with a big park. They really want people in the neighborhood to enjoy it, not just the tenants in the building.\u201d<\/p>\n

Tenants and their guests will have easy access to the neighborhood\u2019s best amenities including fine dining, shopping, and luxury hotels. The attractions of Dallas Arts District and West Village are just a stone\u2019s throw away.<\/p>\n

McKinney & Olive is situated with easy access to McKinney Avenue Trolley with service throughout Uptown and Downtown.<\/p>\n

During development, Crescent turned to Yardi Voyager <\/a>\u00a0Construction Management with Job Cost. The software helped Crescent control costs via complete budget oversight, forecasting, and contract management.<\/p>\n

\u201cThe development process is what got us into Voyager,\u201d begins Rouze. \u201cWe had been a [competitor] client, so it was a daunting change. But we had this development project, and we needed Job Cost to track the development. We knew that Yardi\u2019s Job Cost was better than [the competitor\u2019s].\u201d<\/p>\n

\u201cWe bought Yardi just for this one building, and called it our proof of concept for the platform,\u201d continues Rouze. \u201cWe did all the tracking for this one building and got all the accounting people pretty comfortable with Voyager, and then decided to go ahead and undo the rest of our portfolio.\u201d<\/p>\n

Now that the building is complete, Crescent uses Voyager PAYPlus to manage payables and accounts receivable.<\/p>\n

\u201cPAYPlus probably took a process that would have been 20 hours a month down to about two,\u201d says Rouze.<\/p>\n
