Princeton, N.J.-based property management firm The Gershen Group LLC opened in 1959 as a small family based firm.\u00a0 It concentrated on planning and consulting before branching out to housing management in 1972.\u00a0 Its principal focus today is affordable and senior housing, although the company\u2019s commercial holdings have \"tgg\"consistently increased over the years.<\/p>\n

Long after The Gershen Group moved past the mom-and pop-phase, a family-based orientation remains the core of its operating philosophy.<\/p>\n

Extended Family<\/strong><\/p>\n

\u201cWe tend to keep employees a very long time, which is not the norm in today\u2019s business world,\u201d according to Jonathan Gershen, vice president and general counsel of the company his parents founded.<\/p>\n

\u201cOnly a few employees are actually family members, although they almost could be\u2014one person has been with us 35 years, another for 25 years.\u00a0 We think of our staff as family, and this mentality has served us very well.\u201d<\/p>\n

This attitude extends to the company\u2019s business partners.\u00a0 \u201cWith our clients\u2014whether they\u2019re our fee-managed properties or our residents\u2014the relationship goes beyond \u2018Just pay your rent and that\u2019s it.\u2019\u00a0 We know who they are, and they know the building manager who\u2019s been there for 10 or 20 years.\u00a0 We want to keep that connection,\u201d adds Deborah Gershen, vice president and director of property management.<\/p>\n

She adds, \u201cIt would be very easy to manage everything that comes in the door.\u00a0\u00a0 We\u2019ve given up projects, or not taken them on, when people say \u2018the building\u2019s broke, we don\u2019t have to spend any more money.\u2019\u00a0 My answer is, \u2018We\u2019re not the right manager for you.\u2019\u00a0 We\u2019ve been very selective that way, and that won\u2019t change.\u201d<\/p>\n

Technology as an Ally<\/strong><\/p>\n

When it comes to adopting property management software<\/a>, The Gershen Group makes another subtle yet firm distinction between personal and business considerations.<\/p>\n

\u201cOur motto has always been to keep ourselves connected to our residents.\u00a0 Some companies use technology to bridge that gap, and they don\u2019t know the customers anymore\u2014they\u2019re interacting with the computer, not with them.\u00a0 We think technology should support people, not vice versa.\u00a0 We don\u2019t want to lose the individual connection to a client because to us that connection is the most important thing,\u201d Jonathan Gershen says.<\/p>\n

But the company found that technology, in its own way, helps breed a sense of community.<\/p>\n

\u201cYardi Voyager has helped show our affordable housing managers the importance of the general ledger and rent collection.\u00a0 They have a deeper understanding of how rent collection, paying bills, reporting to state agencies and earning certifications are connected.<\/p>\n

“Before Voyager, the staff didn\u2019t see the budget cycle in real time.\u00a0 Now when they put a purchase order in, they know immediately if it\u2019s over or under budget.\u00a0 Everybody, from maintenance to site managers to compliance staff, understands the whole picture of the property, rather than \u2018This is my job, I just focus on compliance,’\u201d Gershen says.<\/p>\n

Other technology investments support The Gershen Group\u2019s staff and clients.\u00a0 The company standardized its affordable housing screening criteria with Yardi Resident Screening and is undertaking a gradual rollout of RentCafe Affordable Housing, which will take application and compliance procedures online.\u00a0 Yardi Payment Processing enables credit card payments to homeowners associations.<\/p>\n","protected":false},"excerpt":{"rendered":"
