{"id":15974,"date":"2016-08-17T05:00:02","date_gmt":"2016-08-17T12:00:02","guid":{"rendered":"http:\/\/www.yardi.com\/blog\/?p=15974"},"modified":"2026-02-22T15:25:33","modified_gmt":"2026-02-22T23:25:33","slug":"fund-management-primer","status":"publish","type":"post","link":"https:\/\/www.yardi.com\/blog\/fund-management-primer\/","title":{"rendered":"Fund Management Tips"},"content":{"rendered":"<p>Property fund management, by its very nature, is a complicated undertaking.<\/p>\n<figure id=\"attachment_15975\" aria-describedby=\"caption-attachment-15975\" style=\"width: 240px\" class=\"wp-caption alignright\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-15975\" src=\"https:\/\/www.yardi.com\/blog\/wp-content\/uploads\/sites\/15\/2016\/08\/TerryGowan-240x300.jpg\" alt=\"Terry Gowan\" width=\"240\" height=\"300\" \/><figcaption id=\"caption-attachment-15975\" class=\"wp-caption-text\">Terry Gowan<\/figcaption><\/figure>\n<p>Fund managers can avoid the more egregious pitfalls of the business by following a few ground rules, according to Terry Gowan, regional director of <a href=\"http:\/\/www.yardi.com\/anz\/\" target=\"_blank\" rel=\"noopener\">Australia and New Zealand sales<\/a> for Yardi<sup>\u00ae<\/sup>.<\/p>\n<p>\u201cWith a little planning, you can save staff time, ensure data reliability, meet compliance requirements, satisfy investors and tenants.\u00a0 And making effective use of technology that delivers real-time visibility into investors, funds, investments, properties, opportunities and clients is another good strategy,\u201d says Gowan, who works closely with almost half of Australia\u2019s top performing real estate investment trusts and presents at property fund management industry events.<\/p>\n<p>Here are Terry\u2019s top tips for successful fund management:<\/p>\n<ul>\n<li><strong><em>Invest in an industry-specific system<\/em><\/strong><strong>.<\/strong> \u201cGet your fundamental accounting, processes and procedures correct from the start.\u00a0 Custom-made software systems are never cheaper than off-the-shelf systems designed for your industry.\u00a0 Use what the most successful of your peers are using and duplicate it with a provider that can stand the test of time.\u201d<\/li>\n<\/ul>\n<ul>\n<li><strong><em>Don\u2019t go cheap<\/em><\/strong><strong>.<\/strong> \u201cMake sure the system you choose can deal with intercompany transactions, fees, ownership structures, foreign exchange, and properties.\u00a0 Avoid low-end options that aren\u2019t efficient for these and other aspects of property and real estate investment management.\u201d<\/li>\n<\/ul>\n<ul>\n<li><strong><em>Establish an audit trail for financials.<\/em><\/strong><strong> \u201c<\/strong>Capturing low-level transactional data that reconciles every month is crucial to being auditable for compliance purposes.\u201d<\/li>\n<\/ul>\n<ul>\n<li><strong><em>Put everything into your database that you possibly can, while limiting disparate systems.<\/em><\/strong> \u201cWhen the central source of truth for your data resides in a single database, you\u2019ll have visibility from the fund through to the tenant, any time you need it.\u00a0 This approach avoids the manual labor and potential data loss associated with using interfaces and\/or data warehouses or multiple custom reports to piece together a holistic view.\u00a0 Spreadsheet, document and email applications might initially seem like easy options, but they\u2019re build for communication and presentations\u2014not property or fund management.\u00a0 Along these lines, fund managers should be leery of assets in their portfolios whose property management and accounting are performed by third parties outside the core system.\u00a0 Manage internally, while allowing third-party logins on a selective basis.\u201d<\/li>\n<\/ul>\n","protected":false},"excerpt":{"rendered":"<p>Property fund management, by its very nature, is a complicated undertaking.
