{"id":13484,"date":"2015-08-06T05:00:05","date_gmt":"2015-08-06T12:00:05","guid":{"rendered":"http:\/\/www.yardi.com\/blog\/?p=13484"},"modified":"2021-02-03T16:00:26","modified_gmt":"2021-02-04T00:00:26","slug":"fishy-business","status":"publish","type":"post","link":"https:\/\/www.yardi.com\/blog\/fishy-business\/","title":{"rendered":"Fishy Business"},"content":{"rendered":"<p>If you work in the real estate business, chances are that at some point, someone has tried to tell you that your job is \u201call kinds of boring.\u201d But most times, they sure are wrong.<\/p>\n<p>Not long ago we read a blog post published by one of our clients, Phoenix-based <a title=\"Gary Shaw\" href=\"http:\/\/www.yardi.com\/blog\/people\/gary-shaw\/11907.html\" target=\"_blank\" rel=\"noopener\">Gary Shaw<\/a> of Arcad<img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-13485\" src=\"https:\/\/www.yardi.com\/blog\/wp-content\/uploads\/sites\/15\/2015\/07\/shutterstock_114286867-300x200.jpg\" alt=\"shutterstock_114286867\" width=\"300\" height=\"200\" \/>ia Management Group. It was the kind of story that reminded us just how not boring the real estate business can be.<\/p>\n<p>Gary relayed the tale of what happened when a commercial tenant of his company became delinquent on the rent for their retail space. As a result of the missing rent, <a title=\"Arcadia Management Group\" href=\"http:\/\/www.arcadiamgmt.com\" target=\"_blank\" rel=\"noopener\">Arcadia Management Group<\/a> essentially \u201clocked out\u201d the tenant, which typically results in a fast remittance of the funds owed.<\/p>\n<p>This wasn\u2019t just any retail store, though. It was a high-end tropical salt water fish store, and taking care of the inventory was no small task<\/p>\n<p>We\u2019ll let Gary tell you what happened next in his own words:<\/p>\n<p>\u201cWe were certain the tenant would be able to come up with the capital to cure the default and take back his store.<\/p>\n<p>\u201cThe real world, unfortunately, doesn\u2019t always follow the ideal scenario. The store owner was truly at an impasse and did not have the capital to cure the default. He made it clear that he was walking away from the fishy business for good.<\/p>\n<p>\u201cWe pleaded with the owner to continue running the aquarium equipment while we made plans to liquidate \u2013 \u2018If nothing else, do it for the fish!\u2019 Our pleas went unanswered, and our calls were never returned. Nemo, Dory and all of their friends\u2019 lives were now in our hands. Overnight, we went from property managers to fish store operators and underwater ecosystem caretakers.\u201d<\/p>\n<p>Thankfully, this story has a happy ending.<\/p>\n<p>Gary and his team were able to enlist the help of a tropical fish industry insider and learn how to care for hundreds of fish until they could find new homes for their unexpected new business venture.
