Here\u2019s what (not) to say to renters during a property tour.<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-five-do-s-of-a-property-tour\">Five do\u2019s of a property tour<\/h2>\n<h3 class=\"wp-block-heading\" id=\"h-1-anything-new\">1. Anything \u201cnew\u201d <\/h3>\n<p>Most prospects want a home to feel like it was created for them instead of being a space that was leftover from someone else. Emphasizing new features can help prospects feel like the unit is a home where they can enjoy a fresh start.<\/p>\n<h3 class=\"wp-block-heading\" id=\"h-2-anything-remodeled\">2. Anything remodeled <\/h3>\n<p>While new is nice, updates and remodels can be just as good. According to Zillow research, using the term \u201cremodel\u201d in a listing can increase sales by 1.5-3%.<strong> \u00a0<\/strong>The term \u201cremodel\u201d highlights the property\u2019s willingness to maintain the site and keep residents happy.<\/p>\n<h3 class=\"wp-block-heading\" id=\"h-3-luxury\">3. Luxury <\/h3>\n<p>Using the word \u201cluxurious\u201d in a listing description can increase sales by 8%. Toss the word in during your tour to help prospects feel like they\u2019re getting a product of great value.<\/p>\n<h3 class=\"wp-block-heading\" id=\"h-4-convenient\">4. Convenient <\/h3>\n<p>Don\u2019t we all want little tips and tricks to make certain parts of our lives easier? Find out what daily challenges your prospects face \u2014 like a long commute or lack of play space for kids \u2014 and explain how your property can improve their lifestyles.<\/p>\n<h3 class=\"wp-block-heading\" id=\"h-5-for-you\">5. \u201cFor you\u201d <\/h3>\n<p>Instead of referring to \u201cour renters\u201d or \u201cour community members,\u201d spell out how the individual prospects will benefit from what you have to offer. Make them feel like the new playground is for their kids or the spa has longer hours simply to accommodate them.<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-five-don-ts-of-a-property-tour\">Five don\u2019ts of a property tour<\/h2>\n<h3 class=\"wp-block-heading\" id=\"h-1-assuming-likes-amp-dislikes\">1. Assuming likes &amp; dislikes <\/h3>\n<p>\u201cOur community has this great, retro feel that is really hip right now.\u201d Maybe your clients aren\u2019t hip and they certainly don\u2019t \u201cdo\u201d retro. You\u2019ve just told them that the community isn\u2019t right for them. <\/p>\n<p>Instead, ask what your clients want and highlight those features in your community rather than making assumptions. Try: \u201cYou mentioned interest in mid-century architecture. Our units offer modern conveniences with plenty of mid-century charm.\u201d<\/p>\n<h3 class=\"wp-block-heading\" id=\"h-2-disrespecting-the-competition\">2. Disrespecting the competition <\/h3>\n<p>\u201cYou\u2019ve got to be blind to live in a place like Ivy Bluff. It\u2019s so much more outdated than our property.\u201d Humor is a tricky beast. If you don\u2019t read a prospect\u2019s humor right, your dismissive statement or joke about another property can seem unprofessional, arrogant, and make you look childish. <\/p>\n<p>Stick to being a cheerleader for your own property and you\u2019ll be too busy to offend a client. Try: \u201cThese units were renovated last month.\u201d<\/p>\n<h3 class=\"wp-block-heading\" id=\"h-3-making-excuses\">3. Making excuses <\/h3>\n<p>\u201cWe haven\u2019t replaced these carpets yet, but our maintenance techs are so busy. You know how it is.\u201d Yikes!<\/p>\n<p>Rather than pointing out your property\u2019s flaws and then excusing them, explain the plans to correct the problems. Try: \u201cI apologize for the appearance of the carpet. It is scheduled for replacement this Saturday.\u201d<\/p>\n<h3 class=\"wp-block-heading\" id=\"h-4-wishful-thinking-or-false-promises\">4. Wishful thinking or false promises<\/h3>\n<p>\u201cAll three of you want adjoining units in our low vacancy community? I\u2019m sure we can work that out.\u201d Are you sure you can actually work that out? <\/p>\n<p>If variables keep you from knowing a definite outcome, assure the prospect you will explore the options rather than making a promise that you can\u2019t keep. Try: \u201cI will try to block three units together. If not, I can look into having you three in the same building.\u201d<\/p>\n<h3 class=\"wp-block-heading\" id=\"h-5-ultimatums\">5. Ultimatums <\/h3>\n<p>\u201cThe unit can be noisy but that\u2019s what you\u2019ve got to put up with for this great view.\u201d Sacrifices don\u2019t sound appealing to anyone. <\/p>\n<p>Present options and let the prospect decide which sacrifices they want to make.
