Market repricing, rising operational costs, tightening regulation,&nbsp;and growing ESG expectations are changing how fund managers&nbsp;operate,&nbsp;allocate&nbsp;capital&nbsp;and communicate with investors. As these pressures intensify, data and&nbsp;real estate investment&nbsp;technology are increasingly central to how firms respond and compete.&nbsp;<\/p>\n\n\n\n<p>To explore how fund managers are responding, Yardi and the Association of Real Estate Funds (AREF) conducted in-depth interviews with senior leaders from 10 UK-based real estate investment firms, representing more than 40% of AREF\u2019s fund membership. This qualitative research was complemented by a targeted survey of executive and senior management respondents from a further 14 fund and investment management firms.\u00a0<\/p>\n\n\n\n<p>The findings offer a robust and representative snapshot of how the sector is approaching data,&nbsp;technology&nbsp;and digital transformation today, with deeper insights available in the&nbsp;<a href=\"https:\/\/www.yardi.com\/en-gb\/resources\/the-changing-role-of-data-technology-in-real-estate-investment\/?hsCtaAttrib=207776517640\" target=\"_blank\" rel=\"noreferrer noopener\">full report<\/a>.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-key-findings-nbsp\">Key Findings&nbsp;<\/h2>\n\n\n\n<p>The research highlights a sector that is actively transitioning toward more data-driven,&nbsp;technology-enabled operating models, but with uneven progress across firms.&nbsp;<\/p>\n\n\n\n<p>Technology is increasingly viewed as a strategic enabler&nbsp;<\/p>\n\n\n\n<p>Around 80% of interviewed firms describe their approach to\u00a0real estate investment\u00a0technology as proactive or\u00a0forward-thinking, rather than purely\u00a0support-oriented. However, only 28% consider themselves \u201cahead of the curve,\u201d underscoring a gap between ambition and digital maturity.\u00a0<\/p>\n\n\n\n<p>Data fragmentation&nbsp;remains&nbsp;a major barrier to efficiency&nbsp;<\/p>\n\n\n\n<p>Despite growing investment in technology, most firms continue to rely heavily on spreadsheets and siloed systems. More than&nbsp;60% of participants&nbsp;identified&nbsp;operational efficiency as the primary driver of their technology strategy, while over&nbsp;50%&nbsp;cited poor data quality,&nbsp;fragmentation&nbsp;and system integration complexity as their biggest challenges.&nbsp;<\/p>\n\n\n\n<blockquote class=\"wp-block-quote has-text-align-center is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cThe only reason we exist is to deliver investment returns for our&nbsp;clients, and technology&nbsp;has to&nbsp;serve that goal.
