{"id":51645,"date":"2025-06-03T10:40:13","date_gmt":"2025-06-03T10:40:13","guid":{"rendered":"https:\/\/www.yardi.co.uk\/?p=17771"},"modified":"2026-03-10T15:26:22","modified_gmt":"2026-03-10T15:26:22","slug":"from-blank-page-to-2000-units-how-ila-built-a-btr-platform-with-yardi","status":"publish","type":"post","link":"https:\/\/www.yardi.com\/blog\/en-gb\/from-blank-page-to-2000-units-how-ila-built-a-btr-platform-with-yardi\/","title":{"rendered":"From Blank Page to 2,000+ Units: How ila Built a BTR Platform with Yardi"},"content":{"rendered":"\n<p>In the first episode of the Yardi Living Series, we sat down with Grant Robertson, technical and compliance director at <a href=\"https:\/\/www.ilivearound.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">ila<\/a>, to explore the journey of launching a build to rent (BTR) operator from scratch\u2014and the crucial role that Yardi played in making it happen.<\/p>\n\n\n\n<figure class=\"wp-block-embed aligncenter is-type-video is-provider-vimeo wp-block-embed-vimeo wp-embed-aspect-16-9 wp-has-aspect-ratio\"><div class=\"wp-block-embed__wrapper\">\n<iframe loading=\"lazy\" src=\"https:\/\/player.vimeo.com\/video\/1089170532?dnt=1&amp;app_id=122963\" width=\"500\" height=\"281\" frameborder=\"0\" allow=\"autoplay; fullscreen; picture-in-picture; clipboard-write; encrypted-media; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\"><\/iframe>\n<\/div><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-a-fast-tracked-foundation\">A Fast-Tracked Foundation<\/h2>\n\n\n\n<p>\u201cila was formed in 2022\u2026as an in-house management company for an investor who had previously used external management agents\u2026They recruited a small team in order to build that platform, and I was lucky enough to be approached as employee number three.\u201d<\/p>\n\n\n\n<p>With a pipeline of 3,500 units under construction, ila had just six months to prepare for their first letting. \u201cThe three of us on a blank piece of paper, we sat down and started to sketch out what that process would look like and what technologies we were going to need.\u201d<\/p>\n\n\n\n<p>The brief was clear: \u201cWe had to go from literally nothing, a blank sheet of paper and three laptops, to a fully functioning system that encompassed a website, an e-commerce platform, a back-end finance system, a CRM system, and a property management system\u2014all in one go.\u201d<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-why-yardi\">Why Yardi?<\/h2>\n\n\n\n<p>\u201cThe cast list for potential software wasn\u2019t huge&#8230;that could actually even meet those criteria.\u201d<\/p>\n\n\n\n<p>The team was looking for a cloud-based system across the board: \u201cWe didn\u2019t want to own any physical hardware\u2026 everything had to be cloud-based.\u201d<\/p>\n\n\n\n<p>Yardi stood out for its all-in-one capability and openness: \u201cIf one system could accomplish everything, then it\u2019s clearly easier to keep everything in that one system\u2026 but we also wanted a system that would embrace other providers\u2026 and that was a consideration as well.\u201d<\/p>\n\n\n\n<p>\u201cYardi was the product that came to the fore\u2026 it did have all of the various elements that we needed as a startup. And it could be done within the timeframe we had available.\u201d<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-onboarding-and-early-implementation\">Onboarding and Early Implementation<\/h2>\n\n\n\n<p>\u201cThe team that we were allocated were able to draw out from us what we needed and then to put that in place\u2026 but it was a very steep learning curve.\u201d<\/p>\n\n\n\n<p>\u201cAs the system administrators\u2026 we were then to train out our own teams as and when they came along. So again, it was a steep learning curve to go from being a complete novice Yardi newbie to then turning around a week later and training that out to a team.\u201d<\/p>\n\n\n\n<p>Grant credits the support team for bridging the knowledge gap: \u201cThe team that we had from Yardi were good at coming back in from time to time to build up those gaps in knowledge.\u201d<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-day-to-day-support\">Day-to-Day Support<\/h2>\n\n\n\n<p>\u201cWe have support on a more regular basis from the technical account managers and the relationship managers\u2026 and then we have a fortnightly call with the technical team in Cluj as well, who have been great.\u201d<\/p>\n\n\n\n<p>\u201cThe Romanian team have been absolutely fantastic and we deal with them very regularly.\u201d<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-building-for-scale\">Building for Scale<\/h2>\n\n\n\n<p>Starting from scratch brought its own advantages: \u201cWe weren\u2019t dragging mountains of data with us. We weren\u2019t wedded to any particular processes\u2026 we were quite happy to sit back and say, tell us what the Yardi way is and we\u2019ll fit in with that.\u201d<\/p>\n\n\n\n<p>\u201cAs much as possible, we wanted to keep it as plain vanilla as possible\u2026 because of the speed element, and to avoid any additional complications.\u201d<\/p>\n\n\n\n<p>Now, with nearly three years of growth behind them, the team is seeing tangible benefits. \u201cEverybody has a different standard or a different requirement for reporting\u2026 it was useful that Yardi offers that reporting option.\u201d<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-integration-and-innovation\">Integration and Innovation<\/h2>\n\n\n\n<p>\u201cThere are some things Yardi doesn\u2019t do, so we\u2019ve had to go to other providers for those\u2026 but it\u2019s also good to see that Yardi is now becoming more open with the thought of integrating with other platforms.\u201d<\/p>\n\n\n\n<p>\u201cThe integration with the Tenancy Deposit Service\u2026 that\u2019s an absolute key must-have within the system and it works pretty well.\u201d<\/p>\n\n\n\n<p>\u201cWe\u2019re literally about to turn the switch on\u2026 an integration with HomePeople [for referencing].\u201d<\/p>\n\n\n\n<p>ila is also exploring AI to manage documentation and compliance. \u201cWe\u2019re working with a company who are employing AI now to classify all of those documents\u2026 and to be able to ask natural language questions\u2026 and get those documents returned to us really quickly.\u201d<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-where-ila-stands-today\">Where ila Stands Today<\/h2>\n\n\n\n<p>\u201cWe\u2019ve grown quite quickly given that we started in \u201922 with nothing\u2026 now we\u2019re managing just over 2,200 units in nine different sites across the UK.\u201d<\/p>\n\n\n\n<p>\u201cWe\u2019ve got another three sites planned to open this year in Cardiff, Salford, and in West London\u2026 and sites in West London and Leeds opening next year.\u201d<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p>A massive thanks to Grant for taking part in this first episode of the Yardi Living Series.
