Yardi has partnered with the European Public Real Estate Association (EPRA) again to gain up-to-date insight into property technology adoption in the real estate sector. The results show that businesses are increasingly adopting technology, but it also uncovers areas where further innovation and investment are needed.<\/p>\n<blockquote class=\"wp-block-quote has-text-align-center is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"has-medium-font-size\"><em>\u201cThe EPRA Proptech Survey 2024 reveals the need to transform European real estate with technological innovation at its forefront. This report underscores the sector\u2019s commitment to integrating advanced technology solutions, driving efficiency and shaping a smarter, more sustainable industry.\u201d<\/em>\u00a0<br \/><strong>\u2013 Iskren Marinov EPRA Index Analyst, Membership Manager &amp; Proptech Committee Member<\/strong>\u00a0<\/p>\n<\/blockquote>\n<h2 class=\"wp-block-heading\" id=\"h-key-attitudes-towards-property-technology\"><strong>Key Attitudes Towards Property Technology<\/strong><\/h2>\n<div class=\"wp-block-image\">\n<figure class=\"alignright size-large is-resized\"><\/figure>\n<\/div>\n<p>One of the standout findings of the survey is the shifting mindset towards property technology:\u00a0<\/p>\n<ul class=\"wp-block-list\">\n<li><strong>66%<\/strong> of respondents agree that technology is no longer just an IT issue but a core business strategy.\u00a0<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li><strong>52.6%<\/strong> of companies now have a dedicated internal tech team, highlighting a move towards in-house digital expertise, with only <strong>7.5%<\/strong> outsourcing tech solutions (a significant drop of 18.5% since 2022).\u00a0<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li><strong>67.2%<\/strong> of participants reported needing better insights into asset and facility management operations, a dramatic 46% increase from the previous year.\u00a0<\/li>\n<\/ul>\n<p>These stats suggest that while the sector has been slow to embrace property technology in the past, there is now a clear shift towards businesses use 1-3 property technology solutions, showcasing a commitment to digital strategies.\u00a0<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Nearly <strong>50%<\/strong> (approximately <strong>49.3%<\/strong>) of participants want to see technological improvements in market data management, with less focus on budgeting and forecasting processes.\u00a0<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>However, only <strong>28.4%<\/strong> believe technology will significantly impact company performance in the next five years, signalling that there is still some hesitancy or uncertainty about the tangible benefits of full digital integration.\u00a0<\/li>\n<\/ul>\n<h2 class=\"wp-block-heading\" id=\"h-the-changing-real-estate-market\"><strong>The Changing Real Estate Market<\/strong>\u00a0<\/h2>\n<p>The market focus in European real estate is also undergoing a shift:\u00a0<\/p>\n<ul class=\"wp-block-list\">\n<li>Residential assets are rising, with a <strong>14%<\/strong> increase in residential portfolios compared to 2022, now making up over 33% of respondents\u2019 portfolios.\u00a0<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Industrial portfolios have <span style=\"margin: 0px;padding: 0px\">grown by a remarkable\u00a0<strong>20%<\/strong>, while student housing portfolios have\u00a0<\/span>increased by nearly 3%.\u00a0<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Interestingly, the number of flex office spaces has dropped by <strong>9%<\/strong>, with only <strong>7.5%<\/strong> of respondents reporting flex office space in their portfolio.\u00a0<\/li>\n<\/ul>\n<p>This data points to a growing interest in residential and industrial assets, likely driven by post-pandemic shifts in demand, while traditional office spaces remain stable.\u00a0<br \/>\u00a0<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-on-premises-technology-is-it-still-relevant-an-ongoing-debate-nbsp\"><strong>On-Premises Technology \u2018Is it still Relevant?\u2019: An Ongoing Debate<\/strong>\u00a0<\/h2>\n<p>The debate between cloud-based and on-premises technology continues to evolve:\u00a0<\/p>\n<ul class=\"wp-block-list\">\n<li><strong>71.6%<\/strong> of respondents use cloud technology for customer relationship management (CRM), while <strong>58.2%<\/strong> use cloud-based accounting software.\u00a0\u00a0<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>At the same time, <strong>37.3%<\/strong> of businesses still rely on on-premises technology, up from <strong>32.9%<\/strong> the previous year.\u00a0<\/li>\n<\/ul>\n<p>This shows that while cloud technology is widely adopted, some companies still prefer the control and perceived security of on-premises solutions, especially in finance and accounting.\u00a0<br \/>\u00a0<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-the-need-for-a-clear-digital-strategy-nbsp\"><strong>The Need for a Clear Digital Strategy<\/strong>\u00a0<\/h2>\n<p>The survey also highlights the importance of having a well-defined digital strategy:\u00a0<\/p>\n<ul class=\"wp-block-list\">\n<li>As previously mentioned,<strong> 41.8%<\/strong> of companies are already implementing multiple property tech solutions, therefore increasing the trend and need for in-house digital strategy teams.\u00a0<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Yet, <strong>70.1%<\/strong> of respondents stress the need to make more informed technology investments to ensure a clear return on investment (ROI) \u2013 with <strong>52.2%<\/strong> still viewing technology as a lower priority than other business initiatives.\u00a0<\/li>\n<\/ul>\n<p>Despite these challenges, as previously highlighted, <strong>67.2%<\/strong> of respondents still believe that property technology will significantly impact their business in the next five years \u2013 emphasising the need for a proactive approach to
