Yardi sought insight into a key office property management trend – flexible workspace arrangements – from a panel of clients at YASC Global. The three panelists, including Yael Urman, chief information officer for New York City-based commercial property developer Silverstein Properties, spelled out why the changing landscape requires greater flexibility. The days of the simple 15-year-lease-and-renew are over, Urman said, having been superseded by demands for work arrangement flexibility that can encompass everything from personalized work area coloring and furnishings to private offices. “We’re in the productivity, flexibility and well-being business now, not just providing four walls,” Urman said. “Our priority now is to offer any option that enables cooperation and enhances productivity for our clients.” Panelist Willie Gutierrez, COO/CFO of Premier Workspaces, an Irvine, Calif., coworking company that owns and leases flex office space, agreed that “it’s the experience, not the four walls” that matters for tenants in today’s office work environment. Gutierrez, whose company’s offerings include offices and conference rooms for as little as an hour, added that private offices for small and medium size businesses is Premier’s most popular offering. The third panelist, Brandon Van Orden, senior vice president and CIO for Atlanta office REIT Cousins Properties, senses a desire among workers to “get back in the office, collaborate in person and enjoy the social aspects of work. They still want big conference rooms for in-person meetings.” Accordingly, Van Orden and his Cousins colleagues describe their offerings as “flexible,” rather than “hybrid,” which implies that some workers remain permanently remote while others are permanently in the office. Cousins is also piloting technologies that create a seamless visitor experience that extends from the parking deck to the building entrance to the office, Van Orden said. This year’s digital Global Yardi Advanced Solutions Conference (YASC) focused on how technology can help meet the needs of today’s real estate industry across multiple verticals. More than 15,000 Yardi clients worldwide attended the three day event, and viewed more than 300 classes covering all aspects of Yardi’s technology offerings. More than 100,000 classes were attended over the the three days. In today’s challenging economy, efforts to automate and improve processes wherever possible can help overcome staffing challenges. Yardi executives showcased the company’s multiple product suites during overview spotlight sessions, which can be of tremendous help for business efficiency. Read on for some of the highlights. Meeting the changing needs of commercial clients Perhaps no real estate sector has experienced more changes during the pandemic than commercial real estate. Many offices have sat dormant for months or more while employees worked from home. The retail and restaurant landscape has been altered greatly. And the industrial and self storage sectors have seen a huge boom in demand. More than two years since the first U.S. lockdowns, impacts are being observed across CRE, said Yardi senior vice president Rob Teel. “I spend a lot of time with our office clients, executives and users of Voyager and our commercial product suite. It is true that vacancy is starting to creep up. Occupancy numbers are hipping a little bit – though not as much as people thought would happen during the pandemic.” As a result, creative owners and managers are exploring alternative uses for office space. October 20-22, Yardi provided three days of education, training, inspiration and support to clients during the YASC Global conference. The expansion of the online event to attendees worldwide, building on a U.S.-focused event held in May, was well received. Over 20,000 attendees, representing more than 2,500 companies from 58 countries, took 45,000 courses over 72 hours. The event was hosted on the Yardi Aspire learning platform. Anant Yardi, founder and president of Yardi, delivered an introduction to the event and remarked on the rapid adaptations real estate professionals have made worldwide. “Last year we had six different conferences: Washington, D.C., San Diego, London, Dubai, Singapore and Sydney. They were festive occasions where we had the opportunity to meet and greet you. Today, things have changed,” Mr. Yardi said. “We now work from home. We no longer meet face to face, but through digital media. And as all of this is going on, we yearn for those good old days. I don’t know about you, but it sure is nice to meet face to face. And we look forward to the day when we can do that.” But to help deal with the “new normal” that the real estate industry now faces, Yardi has continued to expand its product suites to assist with remote business management, data transparency, social distancing, working from home and much more. These features augment the business and accounting features that have made Yardi the go-to technology provider for real estate over the last 40 years. Product spotlights During YASC Spotlight sessions, clients heard from Yardi executives about the development and progress of product suites, including Affordable Housing, Commercial, Investment Management, Multifamily, Senior Living, and Public Housing. There were also regional updates for international clients from Asia, Australia/New Zealand, Europe and the Middle East. “Through a single connected solution, we remain focused on providing a set of products and services that have a real impact on your property operations and property performance. These products help to create transparency and efficiencies in the interest of reducing risk, reducing expenses, increasing revenues and increasing property values,“ said John Pendergast, senior vice president at Yardi. Products highlighted for multifamily operators were RENTCafé Reach search marketing;  Marketing IQ, a new marketing analytics product; RENTCafé  Self-Guided Tours, which allows socially distanced property tours; RENTCafé Chat IQ, an automated marketing assistant using AI and machine learning; Maintenance IQ; Asset IQ; and the Procure to Pay suite. “There have been some dramatic changes. Remote working, asset distress, residents and tenants’ ability to pay rent, and a real focus on data have been part of our conversations with clients both big and small, operational or institutional ownership. The challenges are common across the different platforms and client perspectives,” shared Richard Malpica, vice president and general manager, Eastern region for Yardi, in the investment management spotlight. While different commercial real estate sectors have been affected uniquely, data visibility and the ability to access operational data have been especially important to investors and operators alike. The next Yardi Advanced Solutions Conference is coming to Washington, D.C., kicking off on May 30, 2018. YASC brings together more than 1,500 professionals from nearly every property and financial management industry for instruction, comradery, and insight into the future of technology. At last year’s YASC, we sat down with Rachel Brown, Section 8 manager for the Fort Smith, Arkansas Housing Authority (FSHA). Rachel has witnessed exciting growth during her nearly 15 years with FSHA, growth that includes personal experiences, organizational development, as well as the growth of clients she serves. Here’s a recap of our conversation last spring. Welcome to YASC! Tell us a little about yourself and your organization. Our mission is to develop, rehabilitate and manage decent, safe and sanitary affordable housing. We promote equal opportunity, fair housing initiatives and the deconcentration of race and poverty. I’ve been with FSHA for nearly 15 years, and we’ve really grown over that time. When I first started as a housing specialist, we had around 450 Public Housing units and less than 1,200 vouchers. Today, we have more than 1,600 vouchers under our management, transitioned 288 public housing units through the RAD program, and replaced 170 public housing units with the help of Low-Income Housing Tax Credits.  Our current development efforts include Low-Income Housing Tax Credit units, rehabbing dilapidated housing for sale to low- and moderate-income families, and exploring ways to provide everyone with the affordable housing that meets their needs. The 2017 Spring Yardi Advanced Solutions Conference (YASC) in Washington, D.C. kicked off with a glimpse into the future of relationships and technology. Yardi CEO and founder Anant Yardi addressed the crowd of nearly 1,500 clients on how cloud services, mobile apps, and artificial intelligence can be used to improve relationships. Mr. Yardi explained how Yardi will use technology to improve client relationships. He announced the creation of a task force that will address user concerns based on app ratings. “We need an organization—and we’ll set that up—where anytime we get a rating, we need someone looking at it and contacting that user. If there is a response-time issue, a particular problem, we can help them as the problem occurs. Know that service is important to us,” continues Mr. Yardi. “If it’s not good enough, we take action.” In the spirit of improvement, Yardi will continue to enhance cloud services and securities for its users. Recent cloud architecture investments included, but were not limited to, Next Gen firewalls, intrusion protection appliances and software, DDoS protection, web application firewalls, and end point protection. Ongoing training ensures that security staff stays up-to-date with the latest advancements in the field. “We now have a SWAT team within our cloud and they’re constantly monitoring for changes,” chuckles Mr. Yardi. “We are sending members of our security teams to all of the security conferences so that we can be sure that we’re doing the right thing by you.” Staying abreast of trends is another way that Yardi plans to improve relationships through technology.  The refinement of artificial intelligence paves the way for a vast array of applications, not the least of which includes property management. The Yardi Advanced Solutions Conference (YASC) heads to Singapore on November 10, 2016. YASC offers comprehensive training and networking opportunities tailored for our clients in Asia. ANAHEIM, Calif. – In his keynote address opening the 2016 West Coast Yardi Advanced Solutions conference, Anant Yardi focused on how Yardi helps its clients succeed. “We want to hear about what works for you, but also what does not work for you,” Mr. Yardi told the 1500 event attendees at the Anaheim Hilton. “The purpose of this conference is to continue that dialogue. Our focus is your success.” In a multimedia presentation that highlighted some of the many ways that Yardi clients are advancing their businesses with Yardi software, there was also a focus on upcoming technology transitions. Though Mr. Yardi is a fan of Uber and uses it regularly for business travel, he isn’t sure that company’s testing of a driverless vehicle model is the answer. “We’ve all had interesting conversations with Uber drivers,” Mr. Yardi noted, recounting one he recently had with a young mother in Dallas who hopes to become an IT professional. He left the car and handed her a generous tip to use toward her education. A driverless car wouldn’t have offered that human connection, he noted. “The purpose of innovation needs to be helping clients succeed and helping people associated with the enterprise,” Mr. Yardi said. He acknowledged two significant milestones for the company this year – surpassing 5,000 employees globally and being named to the first ever Forbes Cloud 100, a list of the world’s outstanding, privately held cloud companies. “It’s an amazing acknowledgment and we are very proud and privileged to be part of this select group,” Mr. Yardi said. He also shared that the company has recently updated its cloud infrastructure to make it even more robust and secure – without disrupting service to clients. “Our job is to protect your data in the cloud,” Mr. Yardi said. Ever wondered why Yardi clients flock to the company’s two major user conferences each year? There are the obvious reasons, like the specialized courses on product features, the chance to network with other clients, and who doesn’t like to get out of the office for a few days? But a closer look at today’s YASC event in Washington DC demonstrates the true value this conference provides. Three sample sessions We started our morning with the Orion BI Experience: A User Perspective panel. Three clients, each representing a different real estate vertical, talked to a packed room about the exceptional functionality that Orion BI has brought to their businesses. While each client introduced Orion BI for different reasons, the results they have experienced were very similar: enhanced visibility into their own data, insight on key performance indicators, happier top-level executives and reduced time preparing for regular reporting meetings. Lisa Kolb, consultant/senior systems analyst for A.J. Dwoskin, said that her mixed portfolio client adopted Orion has part of a transition to a paperless office, but soon realized many additional benefits, including the fact that it greatly reduced “analysis paralysis.” Reports were created based on the KPI’s that the company truly wanted to hone in on. “It became part of our initiative to focus on KPI’s, and the drill down capabilities helped us focus on what really mattered,” Kolb said. Norma Soria, Management Systems Director for the Cesar Chavez Foundation, a California affordable housing provider, spoke enthusiastically about the time her team saved as a result of implementing Orion. “We have a weekly meeting with regional managers, and it had typically been four hours long. With Orion BI, it went down to two, and the time to prepare for it was also cut in half,” Soria said. ** Next up, we headed to a client round table called Developing Your Workforce: Creating a Culture of Learning, led by Yardi’s Manager of eLearning, Patty Evans. Training is a very hot topic with Yardi users and property management executives. Nearly 40 people joined the session to learn what best practices Patty had to share. Separated into small groups, clients had the chance to share their training challenges, which included dealing with employee turnover, how to motivate employees who aren’t interested in advancing their careers, ways to incorporate training into busy schedules, and how to take advantage of cutting edge digital training options. Motivating employees to train might take many different forms, Evans pointed out. Some may want to do it to advance their careers or earn a raise, others may need a more mandatory approach. But allowing staff to have some choices in their training programming can be empowering, she explained, especially for younger employees. “This is a new generation, a new learner. We need to trust how they problem solve,” Evans said. Clients closed out the session by brainstorming some ways to address training challenges and sharing their ideas with each other. Many were attending all of the classes in the Yardi eLearning programming track, a popular offering this spring. ** Next it was time for another client panel, this one focused on implementing Yardi Voyager 7S. Four clients, representing multifamily market rate housing, affordable housing, office and mixed-use, shared their thoughts. One of the major transitions made by many Yardi clients moving to Voyager 7S has been the switch to being hosted by Yardi rather than self-hosted. Heather Ferlin of Investco talked about that change. “Really, the biggest difference we have experienced was that now we have many less technical issues than when we were self-hosted,” Ferlin said, adding that her phone rings far less often now with complaints about server issues. “Our company is growing. We are building more units, and getting more (Yardi) users. In a speech focused on goals and giving back, Yardi CEO and founder Anant Yardi addressed the 1300 attendees of the 2016 Spring Yardi Advanced Solutions Conference in Washington, DC on Wednesday morning. Speaking to the clients across a variety of real estate verticals, Mr. Yardi talked about the company’s focus for the future: app-based technology that will enhance ease of use and push real estate software toward a model similar to Uber and Airbnb. “Our focus from here onwards will be mobile apps,” Mr. Yardi said. He demonstrated how apps already play a significant role for Yardi multifamily clients. Renters using the RentCafe Resident app have submitted thousands of work orders, which are processed using Yardi Maintenance mobile apps for property and maintenance managers. Additional apps for leasing, facilities management, and electronic health care record-keeping are already in use by Yardi clients. Mr. Yardi forecast that in the near future, apps will allow users to quickly and easily interface with their cloud-based Voyager platforms. 95 percent of Yardi clients are now cloud-hosted, he said. “That’s one of our goals – just one segment of our next pentathlon,” Mr. Yardi said.
